Pete's Friendly Home Inspection

He came 1 hour early to an occupied duplex, did not go on roof and had little knowledge of historic property or structure. He admits he has no license as Georgia he said does not require one. Always get a certified licensed inspector. Structural engineer refuted most of their assertions.

Pete and his staff were excellent. At the end of the inspection he sat down and explained to me what he did and what he found, how extent the faults he found. A week or so later I had a few question about soothing we found, he called back and went through with us. Excellent.....

They thoroughly inspected every aspect of the home. They were very professional. They explained everything clearly and gave us a binder full of photos and descriptions and helpful information including a guarantee of a "monster free zone" for our little daughters! We would definitely use this company again in the future and recommend it to others.

Thorough service and professionalism is sometimes scarce these days, but not with Pete's Friendly Home Inspection! We were very impressed with how he conducted his service. Jason was our inspector and he did a fantastic job! The inspection was very detailed including lots of photos. He crawled the entire length of our super horribly low crawl space without a complaint. He was extremely thorough covering every inch of the home. He checked all structural systems, electrical, heating and air, plumbing, and appliances. The inspection and report were completed in the same day. It was a painless experience for us. The overall cost was a little higher than some, but totally worth every dollar!! And the best part about the inspection was the "certified monster free zone" certificate that was given to us for our kids. They thought it was awesome!!! I will never use another home inspection company again, and would highly recommend to anyone I know.

Pete (the owner) performed the home inspection for the property I am purchasing in Smyrna.  I was referred by a friend in Newnan and really didn't think they would come all the way to Smyrna.  Not only did he do the inspection but he far exceeded my expectations.  Extremely thorough and knowledgeable.  Pete took the time to explain most of what he was doing checking.

I met inspector at house & he provided me with measurement sheets to measure in detail every room of the house.  He provided me with a binder at the end of the inspection and went over every aspect of the inspection, with details about his findings and what we might suggest to have fixed.  The entire process took 3 hours and he was very prompt and polite.  Answered all questions completely.  Made the process very smooth.

Pete was awesome!  He spent about 5 hours with me and my wife providing a very detailed home inspection.  He has a tremendous amount of experience which reflects in ability to identify possible issues.  He was extremely friendly and put us at ease in this overwhelming process.  He provided us a very professional and detailed report on the spot; we have used other home inspectors before and they Pete outshines them all. Jason was great at explaining potential problems with the house. He explained the pictures that were included in his 17 page report. I do not know a lot about home repair, but he was very patient in explaining exactly what needed to be fixed without making me feel dumb. After I closed on the house, my dad came in and found all of the things that Jason did without any finding any extra surprises that had not already been included in his report. I was very thankful to be fully informed about the house because of this inspection.

we moved from out of state and were not present during the inspection. Pete wrote in the report the air conditioner was 12 years old. the condenser, outside, was 12 years old, however the air handler was THIRTY TWO years old. 10 days after moving in the AC failed completely on a friday night in June, that weekend our house was 88 degrees inside!! We requested on 3 different occasions,both myself, my wife and the realtor to inspect the septic system. He neglected to do this, the septic tank was over overfilled and we were fortunate to have called a septic company to clean and inspect it soon after we moved in. he neglected to mention black mold in the basement easily seen in the carpeting and dry wall, when we saw the house prior to inspection, the seller had cleverly placed moving boxes to hide these areas. one of the toilets made a deep distant roaring sounds.... not sure if he ever flushed the toilets.that toilet needed replacing. the list goes on and on ... these errors caused us unforeseen expenses and could have been negotiated with the seller before closing. in general he did not notice or note many details that have cost us both money and time. the insurance pete's company offers, requires estimates to be completed prior to repairs,in the heat of summer with no air conditioning sleeping is difficult.we could never recommend this service.

Pete was great. We used him twice. For the first home he found a lot of problems with the home and walked us through each one explaining the risks of each issue. For the second home (the one we ended up buying), Pete again identified any issues with the home. Both times he walked around on site and explained everything to us. His report was provided on-site right after inspection. He got on the roof, which many inspectors do not do. Great experience and would highly recommend.

Pete showed up right on time! His inspection was above and beyond what we had expected. We have purchased several homes and dealt with several home inspectors over the years. Pete was by far the best one that we have ever had. He was helpful, informative and very friendly. He even went out of his way to print out a certificate that stated that our home was free of monsters for my 5 year old daughter. I would highly recommend him to any one needing his service.

Pete arrived on time - with snacks for clients - and got right to work inspecting the home. When the inspection was near finished, Pete went through and explained the deficiencies he found. Later, Pete emailed a full, detailed inspection report.

Pete was awesome! He was prompt, efficient, flexible with our schedule, but extremely detailed.
He showed up a few minutes early to get set up and also meet the existing owners so that he could get to know them a little bit and pick up a on a few things that they said, so he pay special attention to certain areas. He even temporarily fixed an A/C leak in the attic, until it could be properly fixed by the owners before closing!
While there were some things in the house (like all houses) that would need to be addressed, Pete assured us that the house we are buying was a great house and a good investment.
We will not only use Pete for all of our future homes, we will recommend Pete's Friendly Home Inspection to our friends, co-workers, and family.
He did an AWESOME JOB...and he really lives up to his title.
