american heritage home inspection

We were referred to this company by our realtor. Spoke with owner CB before hiring. We made it very clear that we were looking to hire someone that would talk to us extensively about the house during the inspection. This to us is far more valuable than a checklist. We know it takes time, but we would pay for this level of service. We thought CB understood this. During the inspection (not done by CB), the inspector was very polite and would answer any questions we had. But we had to initiate any conversation (which you really can't do if you are not an expert). And at one point he said it would be fine if we didn't follow him around. This really was not what we wanted to hire. The inspection report was helpful and pointed out some things which we discussed with the homeowner. One part we were very disappointed with was the pictures. There were enough, and they were nicely annotated. But they were small and low-resolution. For the handsome price we paid, we expected something more in line with current technology (where plentiful, high-res pictures are assumed). We didn't ask, but assumed we would have some type of online access to the photos. Unfortunately, the pictures were similar to what we received in our prior home inspection in 2006. Quality pictures are a must for buyers that are not local and cannot visit the home to review the details. Our biggest disappointment was a moisture stain present in the ceiling of a closet. We discovered this the morning after our purchase closing. The inspector missed it. We cannot know how serious the leak is or was. The history is unknown. It would have been nice to have discussed this with the homeowner before our purchase. Inspections are difficult and extensive so we acknowledge the challenge. But this particular issue was simply found by looking at the ceiling. We presented these concerns to the company and got no reply. Uncool. We definitely recommend getting an inspection. We do not recommend this company mostly because of the way our concerns were handled.
