Unfortunately, they missed a MAJOR required repair that would affect the structure of the home if not taken care of.
One repair was to a rear exterior door that dragged along the floor when opened. It seemed like an easy fix, we would just have to plane the bottom of the door so that it no longer dragged. However, when we removed the door from the frame we noticed there was significant water damage and rot along the bottom of the door. The door was not repairable and needed to be replaced.
We soon found that the rear of the house, a log home, had significant water damage where an exterior deck had been installed on the house. The way the deck had been installed caused water to pool along the exterior of the home, slowly rotting the logs and the support bands underneath from the inside. This significant water damage and rot was visible underneath the house to a trained contractor and the state of the logs, hollow by now from internal rot, should have been obvious to a trained professional. The logs could be lightly pushed on and give under the light pressure indicating that they were no longer solid.
When I contacted Active Pest Control regarding this huge item that was missed on the inspection, they politely informed me that that they were not responsible for unforeseen repairs and offered no assistance, apology or advice for taking care of the repair.
All in all, Active Pest Control missed a $7,000 repair on our home inspection. We had to pay this money out of pocket for the repair after occupying our home for less than a year. I DO NOT recommend Active Pest Control for your home inspection needs.
"The inspection provided was limited to areas that are readily and visually accessible. The area of damage showed no visible signs of rot at the time of the inspections. It is not an industry practice to deface of open walls to perform a home inspection. The area of damage was concealed by a deck attached and there was no visible evidence of rot activity. The report provided was issued based only on visible and accessible evidence. The client apparently had confidence in our company and individual inspector that they elected to use us a second time in a short time frame. It is not practical or acceptable to destroy or open up walls to do a visual inspection. Our inspector has performed over 100 inspections with routine compliments and praise for his thoroughness with a property. We sincerely regret the homeowner incomed any expenses beyond the cost of our report. We will regretfully agree to cancel any “new” or future service they have with us but feel the report fee of 275.00 is valid and will not be refunded."
