We have 7 employees consisting of office personnel, project managers/estimators, and general carpenters. A NARI Certified Remodeler is also on staff. We subcontract out all specialty trades such as electrical and plumbing. Most of our renovations are valued over $20K and payments are split into percentage draws based on completion of work with a 20% deposit.

The master bath remodel went great. They did an amazing job. Mike was very responsive to our questions and always worked to achieve the best outcome for us. The result was a great bathroom that we loved.

We are completely thrilled with our new kitchen - and the changes to other main floor areas made to make the whole space work beautifully! From the initial design to checking in with neighbors, working with engineering, permitting, sourcing, construction and finish, the project exceeded our expectations. I especially appreciated Mike's communication style - always direct and effective - keeping me well-informed throughout the project. The kitchen is both beautiful and highly functional - in every way. We added a pantry, installed hardwoods where there had been tile and refinished all floors on the main level making the kitchen seem as if it had always been there! I can't say enough great things about our experience. We have done remodels before and they have been painful. So pleased we chose Totally Dependable!

Mike showed up on time. He knew right away he wouldn't take the job since it was under $20,000. He then said that he is all about making his customers happy and still walked the entire house (all 3 floors) with me. He gave me great ideas on how to improve the value of the house. He is just so knowledgeable. I wish there was more work to do because I absolutely would have used this company. They aren't the cheapest, but you get what you pay for. In this case, quality, dependability and knowledge. I've been in the Real Estate business a long time and this is one of the best contractors I've met. If you have a large job, you should absolutely use them.

We hired Mike and Totally Dependable to finish off a living
space in our basement. Everything had to be done pretty much from scratch:
insulation, drywall, flowing, ceiling, electrical, plumbing, you name it. Mike
made this whole process incredibly easy for us, and we now have a fantastic
media room worthy of any renovator?s catalog.
Mike had every step covered well ahead of when we even knew
what needed to be done. He led us through all the questions that needed asking,
he gave a ton of great suggestions, and he solved a lot of small problems that
came up just because we hadn?t anticipated certain questions being asked. Mike
kept us way ahead of the game, not only wrangling all his contractors and
subcontractors (who were all very professional and did perfect work), but also
being instrumental in getting us hooked up with a design studio, who we had
install bookshelves and display cases.
We had no bad surprises at all, and the few problems that
came up were easy to fix, and were taken care of quickly (and with due care).

Let me start off by saying that this was my first Major Remodeling Project that I've ever undertaken. Went through the Bidding Process with (4) Different Contractors and finally chose to go with Totally Dependable. They were not the highest nor the lowest, but the choice, in my mind, was the correct one!! As I was saying I came into this Remodeling Project Utterly Green, but the Project Manager (Mike Hyatt) basically took me by the hand and explained, suggested and really took the time to understand my desires of what I wanted to do in both bathrooms. Mike took me to one of his Associated Show Rooms (The Works in Roswell) that he works with and basically picked, with suggestions from both Mike & Blake, everything out (i.e. Cabinets, Granite Countertops, Wall & Floor Tiles, all Sink/Shower/Tub Fixtures etc) in one day. Throughout the Project, which took about 7wks to complete, the whole team from Mike to the various sub-contractors did a Great Job...very professional and courteous. Mike was great about everything and he made sure that all aspects of the project were done correctly, on time to the best of his ability and at the same time trying to keep a Green client (me) very happy - which he did!! The End-Result is a very satisfied client/homeowner and would recommend Mike Hyatt and Totally Dependable to anyone who is thinking about doing a Remodeling Project.

"Hi [Member Name Removed] I pulled up your records and we completed minor repairs valued less than $3000 for you back in 2012. I assume we used pressure treated wood to repair the area which will split, etc if the wood is not stained/painted. Unfortunately, you never contacted us within the warranty period so we could assist you. We only offer a 30 day warranty as it is for minor repair work so I'm not sure any of these issues would have been present that soon after completion. I can only assume that you did not properly seal/stain/paint the wood which would cause these problems. I am sorry you are dissatisfied, though. We are happy to come back out and provide you a quote to repair the problem areas but we would not be able to warranty any of this work almost 4 years after the fact. Regards, Crystal"

We were very pleased with the work of Totally Dependable. Mike, the GC, was very accessible and kept us informed about all phases of the remodel. It was a very extensive remodel in that a beam had to be removed and replaced. Work was done on time and they kept their work area clean. We were very pleased with the finished product.

The improvements are outstanding, the rooms beautiful and functional, and the work is of the highest quality. Mike Hyatt is an excellent project manager: organized, detailed, communicative, adaptable, easy to work with. Soon after our initial meeting, he provided a very detailed proposed scope of work and estimated cost which he updated after we selected materials. He managed to this very closely. Even with changes and additions, Mike brought our project in close to the original estimate.
To a person, the crew was pleasant and professional. Framing, electrical, plumbing, drywall, tile, cabinetry, finish work -- all were expertly executed. We were able to make minor adjustments as they came up without issue. Mike and the team clearly wanted us to be happy with all aspects of the work. And we are.
Barriers effectively isolated the work areas from the rest of the house, and the crew left the entire property clean and neat each day. We did have some material delays and changes outside the control of Totally Dependable. Mike adjusted the schedule and even created some temporary solutions when we had guests.

My wife and I were contacted by Mike Hyatt of Totally Dependable Contracting to discuss the remodel plans. He was prompt, on time and very informative for our first meeting. We discussed our remodel plans which included a total remodel of the kitchen, master bath redone, replacing siding for the entire house, exterior painting, hardwood flooring refinished, interior painting, plus a front porch. Mike was very knowledgeable and offered many ideas on the remodel. After a few more meetings we were presented with a very detailed list of the projects we wanted done. Each line item had a cost listed so we knew in advance what our "estimated" cost would be for the entire project. I am very impressed by Totally Reliable's work crews. Truett Scales was one of our primary project coordinators along with Mike. We couldn't have asked for a more helpful, professional and courteous person. It has been a great pleasure working with Mike and Truett .
As of this writing the siding has been replaced, a new front porch added, exterior painting done, hardwood flooring put down in the second floor, master bathroom redone. Still to come are the cabinets for the kitchen and more hardwood flooring refinished.
More updates to come.

What I had done: 2 bathrooms remodeled with 1 being more ADA compliant. Because both bathrooms were done at the same time, I had to move out during the renovation. I did come by almost every day to check on progress.
RE: estimate - Their estimate was the highest. The final bill was actually lower - I chose midrange on many of the allowances. You can provide some of the items and they only charge for installation. The value was excellent.
Work Ethic: The remodels occurred during the 2 blizzards we had so the work was not completed on the original schedule. I can't report on whether they were late getting to the house since I wasn't here. When I checked the house, the tools were neatly placed, covers over the doorways to prevent dust spread.
When errors occurred - wrong tile, wrong trim color - they were quick to get it fixed.
Good response time on e-mail communications - if on the weekend it would be 1st thing Monday morning.
There was a quick response to 1 door not closing properly (I didn't find until recently since room not in use until I place new flooring) - fixed quickly.
Overall - very pleased with the remodel.

Right now I would give them an A++ at this point. They have been excellent and I will use them again. They are probably the best contractor service provider I have ever dealt with.
I contracted with a kitchen designer. They did the plans for the kitchen, the powder room, and a few odds and ins that bump into the kitchen, like the painting from the dining room, the floors, etc. They did that and then put bids out to get the 3 contractors. One was eliminated because it was the highest. It came down to 2 that were the same price and I went with Totally Dependable because of a bandwidth issue. The other seemed to be a little stretched and they seemed to fit our program and I lucked out from that.
Totally Dependable is very, very neat. They put up plastic barriers to protect other areas of the house that weren't being affected and multiple times. They are very responsive and very neat. They have already sent 2 cleaning crews out over this project that started on August 20th. We are coming down to the final week and should be done in 7 or 8 days. I don't think there is anybody I will use anymore. They are a small company but they have their own employees. The subcontract out electrician, plumber, painter, and tile work. The hardwood flooring was subcontracted out to another company. The general guys, I work from home and I'm around these guys all day. I would say that they have their own guys is a real plus.

Totally Dependable built my garage last year, and did a superior job. So I wanted to use them again this year for the addition to the back of my house. I live in a 1930 bungalow in Virginia Highlands that had only one bathroom, and small closets. My architect drew up the plans and Totally Dependable built everything just as designed. My roof was about 12 years old, so I also had them put a new roof on while they were at it. All of the company's employees and subs show up on time, are very polite, do great work, and clean up after themselves. Even my neighbors commented on how well the employees were always making sure none of my debris was getting on their property. The owner Don Hagemeister, made numerous trips over the course of the project and made very detailed notes. If something wasn't right, he would order the work to be re-done. He spotted things I never would have noticed.
I now have a beautiful master bath, master closet, and sun room which is located off of the kitchen. I use my sun room as my breakfast room too. Don connected me with a company called Creative Closets in Marietta, to design the master closet shelving, etc. They did a fantastic job - I highly recommend them. We also used Ferguson for the faucets, sinks, toilet, and shower head. There were some problems with the order, and some of the items were damaged and had to be replaced. But Ferguson stepped up to the plate and brought each replacement right to my house when it came in. This was an inconvenience, but Ferguson tried to make up for it with quality service. I also used Masterpiece Lighting and Progressive Lighting for various lighting fixtures. Both companies were good, though I had problems with delays and damaged items with Masterpiece. One piece of advice: don't assume anything you order anymore isn't damaged. Everything came directly to my house for installation, where no person opened up the box, and quite a few things were damaged from the factory. Apparently with more things being built in China, quality control is becoming a real issue.
