There aren't enough words to say how pleased we are with the services provided by Gary Mesnick. As first-time home buyers in a busy market, the process was very overwhelming at times. Gary always made sure he did what he could to make the process as stress-free as possible. We always felt that Gary had our best interests at heart. We never felt pressured to purchase and Gary always made sure to provide us with any knowledge he could regarding properties we were interested in. I moved to Atlanta in April 2018 at a time local housing market inventory was at record low. To make it more complicated I had unconventional and unique requirements. For 4 months, Gary took me house after house at moments notice, each time patiently explain everything, objectively pointing out the good and the bad. There are times I was overwhelmed by frustration, Gary's laid-back confidence and experience ultimately conveyed a sense of certainly when things looked grim and daunting. What sets Gary apart completely from all the others is his unwavering integrity and honesty. Gary will stand up for you even when his personal interest is at stake. When I had second thoughts on a house with big price tag but could not make up my mind to pull the trigger, Gary realized the house is not my ideal and pulled the offer for me! Through the time working with Gary I have grown to trust Gary completely, which is rare as I am cynical person. The more I trusted Gary, the more effective we became a team. Gary navigated all sorts of rough water with me when there is legal deeds problem, when houses had structural problems, Gary sought thorough legal consultation to make sure I was protected by contract. Gary made sure I had termite bonds, septic certification, and all the other local things I didn't know existed. Gary negotiated for me with authority and achieved great results. In the end I landed on my perfect house, it is everything I could imagine initially, and much beyond. The experience with Gary was simply incredible. It changed my perspective on certain things. Through this bumpy journey I came to the realization it is quite impossible find a better real estate agent, or a greater human being than Gary.

To Whom It May Concern Gary helped our daughter and son-in-law buy their house here in Atlanta. I am a first time homebuyer and Gary expertly guided me every step of the way towards the purchase of my new home. I could not have picked a better realtor. In recent months it has been a seller's market in the housing industry and that made buying a home a real challenge for us. That work in our favor last fall when we sold our home. Gary was able to sell it in just a few weeks. But then we have to find another home in a very competitive market. However Gary went the extra mile - and I mean many miles - and came through for us. Time and time again he guided us to houses in the northwest metro area. Some were not a good fit, but others that were right came under contract in a matter of hours, or become involved in a bidding war in we had no interest. Gary was always patient and persevered until we found the right house. He has extensive knowledge and experience in buying and selling homes and always gives good advice. He has a wonderful personality and is a pleasure to work with. We would use Gary again as our agent without hesitation.

We needed a quick sale for our house and Gary delivered. Throughout the entire process he was thorough and extremely professional. His experience showed beginning with his initial presentation in which he explained his philosophy and approach to selling a house and helped us identify our goals, and then outlining all of the steps that we would take along the way. He was always prompt returning calls and we were able to count on him to follow through with any request we had. He very quickly found a buyer for our house and deftly guided us through the negotiation of price and inspection process. There were several repairs required to our house prior to the closing and Gary scheduled professionals to come out and give estimates, and he helped us to choose the right people to do the repairs. Finally, and very importantly, Gary has a great personality, is very easy, even fun, to work with and made the entire process as painless as possible. We would definitely use him as our agent again in the future, and would recommend him to anyone.

Gary made the process extremely smooth and understandable. He set me up with a variety of tools to be able to locate and identify homes that fit the criteria I gave to him (location, price, bedrooms, bathrooms, overall size). I was able to virtually visit hundreds of residences with his help and I believe close to 25 houses in person over a 2-3 month window. The entire process can be frustrating when you have to deal with other agents who won't respond, play games with offers and counteroffers and just generally do shady things. Gary was great, very professional and always giving the best advice to get me in the best house for my daughter and I, even if it cost a little less and made him a smaller commission. I would definitely recommend Gary to anyone looking for a realtor in the Metro Atlanta area.

From our first call while my wife and I were still living in San Diego, through the process of identifying a price point that we were comfortable in, features in the home that were must haves vs wants, etc. Gary was a true professional. Gary is the most responsive person I have ever done business with. He literally answers emails all the time and always gets back to you. We utilized online services such as zillow, as well as Gary's portal to narrow down our choices from San Diego. Once we arrived in Atlanta, Gary picked us up and had 8 showings scheduled for the day...our choice to do it all in one day. While my wife and I were looking at the granite and hardwoods, Gary was checking for water damage, structural deficiencies, etc. Gary was great to work with as he asked questions about what we liked at each showing, how we would rank the different properties, and provided information about the neighborhoods and expected value growth. My wife and I would highly recommend Gary for purchasing a home. I've heard great things about selling a home with Gary as well, and we will use Gary when we decided to list our home in the future.

We knew we had to act fast to get a great house in the busy April Atlanta real estate market. We reached out to Gary after another realtor was not making time for us. Gary met with us immediately and provided upfront all the information we would need to work with him. Helping us find a house we loved was obviously his top priority. He also made sure to go over the buyer’s broker agreement in detail, which was important to us, being new to the state. We knew what we were looking for in a home, so we sent Gary several listings for which he immediately made appointments to view. When we decided to put an offer on one of the houses, he made sure to get the offer in the next morning, and it was ultimately accepted. Gary provided information on reputable lenders, but when we decided to use our own credit union, he worked with the lender and us to make sure the financing contingencies were met on time. Gary also helped us coordinate home inspections within a short window. This included getting a structural engineer to confirm that the house was settling, not shifting, which gave us great peace of mind. Gary cared the most about meeting our needs and making sure we understood the process and decision points. He provided information, insight, and wisdom, but also made sure we were meeting our priorities at every stage. The closing went smoothly, and we are happily living in our new home. Since timing was everything in our home buying process, we truly do not think we would have gotten a house as great as the one we did with any realtor other than Gary. Buying a home is stressful, but it can be much less stressful with a realtor you trust and can talk to and who is highly responsive. Gary was an outstanding realtor, and if we ever move (which we hope we don’t), we will call him!

We used Gary Mesnick and his Maximum One Realty team to sell our home in Sugar Hill GA in 2017. Gary was able to obtain multiple offers on our home within months of the home being listed for sale. We used two other realtors the prior 9 months and did not sell the home so made the switch to Gary in early 2017. We should have selected him earlier as he proved to be very good at his job. He and his team excel at marketing, market knowledge, sale of home knowledge and all other key aspects of being a real estate agent. Gary Mesnick sold our home faster than expected. He got us more money for it, too. And all without us ever meeting him in person. Gary guided us each step of the way via phone calls and e-mails. He offered suggestions for repairs and improvements to the property. And he even provided solutions for secure access by contractors, realtors, and other providers (electrical, HVAC, plumbing, pest control, etc.). I can't recommend Gary highly enough. My fiance and I engaged him for the sale of two homes and purchase of a third in 2016. The service and attention to detail that he provides before, during, and after a sale are second-to-none. Buying or selling a home can be incredibly stressful, but Gary makes it less so. After our last purchase, he acted as a de facto general contractor; connecting us with top-notch vendors for the variety of projects needed to truly make the home "our" home. My fiance worked with Gary on the tough sell of his townhome. We were concerned because homes were not selling in his complex. With Gary's guidance and recommendations and to our surprise my fiance had a asking price contract within the week! It was an obvious choice to then contact Gary when I was ready to sell my in town 2 bedroom condo. Gary had excellent suggestions on what I should do and who I should call to get my place in shape to put on the market. I was concerned because November/December are not ideal months to list a home but it sold in 3 weeks! Gary is professional, extremely responsive and very honest in his feedback.
