My home was inspected by them. They were more expensive than others so I assumed they would be better. I was wrong. 2 days after moving in I see a wet spot on my ceiling. I investigate to see what is causing it. The Plumbing under my master bedroom sink is leaking fast.( not drops a steady stream) it was caused by a cracked P trap. If they really had inspected the home and left the water running and then opened the vanity they would have seen a pool in the vanity cabinet. The report came back good and said nothing was wrong except a few small things. They also refused to get on the roof like every home inspector in the past has done. He said he used binoculars to look at my roof. I would not advise using this company.

"I took photos of several ceiling water stains throughout the house and included them in Mr. [Member Name Removed] inspection report. (Unfortunately, there does not appear to be a way for me to post them here). The house was unoccupied at the time of my inspecting it, so none of the existing ceiling stains found were actively wet. The two Master Bathroom sinks Mr. [Member Name Removed] writes about were both filled with water and then completely drained but no leaks were present at the time of my inspection. Again I have photos of the sinks and drain lines inside the vanity cabinet but no way to post them here. I never "refused" to get on the roof because Mr. [Member Name Removed] never made such a request. I explained to him the way I inspect the roof was through the use of binoculars from the ground, (which is common to the industry), and to thoroughly inspect the Attic Space. (Roof water leaks are far more visible from inside the Attic than on the surface of the roof). This is what I did and found several areas of past water leaks on the underside of the roof decking material in the Attic. All of these areas were photographed and provided in Mr. [Member Name Removed] inspection report. It is always my first priority to provide an accurate and conscience inspection for every customer. Mr. [Member Name Removed] has never called me with any of the concerns he has listed here. If he had I could have easily shown him where all of these items were illustrated in his inspection report. I wish that I could post them here. But unfortunately, this appears to be my only way to respond."

We bought our home 2 years ago and did not ask for much to be repaired based on the inspection by Georgia Home Inspectors. After a few months, we realized that my son's room was not heating or cooling well and found that it did not have insulation in the attic as the rest of the home did. Now, we are trying to sell our home. We had a full price offer but the buyer backed out because of a very thorough inspection by another company. We are now having to do a couple of thousands dollars worth of repairs in order to sell our home and all of it should have been caught on the inspection two years ago (electrical issues, flooring problems that are the result of poor support of the subfloor, a couple of issues with the roof/gutters, etc.). Nothing on the recent report is the result of us living there for two years. I do not know the quality of work on other homes (and ours was of considerably different quality that the typical home in Johns Creek), but based on our experience I cannot recommend this company for home inspections.

He turned the air on to make sure it would run but he didn't leave it on long enough because there wasn't enough Freon in it.
