Greg Shadburn

Greg is simply the best real estate agent I have ever worked with.  And I've bought homes and rental properties in Maryland, Virginia, and California over the years, so I've worked with a lot of agents.  He is first and foremost a gentleman, a man of his word, and a person of outstanding character and rock-solid integrity.  He is also tremendously knowledgeable and hardworking. 
One day I called him from Los Angeles to say that I was interested in two properties 35 miles apart, one in Lawrenceville near Riverside Parkway, the other on Holders Siding in Jefferson.  He knew both houses and could describe them in detail.  Although both houses looked good on paper and in the listing photographs, he told me that one was a dog and the other was a great deal.   His memory and knowledge of the market in Gwinnett, Jackson, Walton, Barrow and Hall counties are  amazing.  As a result of his knowledge and effort, I now own two rentals in outstanding condition that were purchased at great prices, and am in the process of closing on a third property that is even better than the first two.  All three properties will have an excellent positive cash flow as rentals, and all have outstanding prospects for capital appreciation.  In fact, the first one has already appreciated 29.5 percent based on today's Zillow CMV.
When I first started looking, market conditions were fairly favorable to buyers, but by the summer of 2012, the competition from owner-occupants and other investors meant that good properties were snatched up as soon as they hit the market.   Being in Los Angeles was a real disadvantage in locating properties and evaluating them in time to have a shot at them.   I couldn't  have done it without Greg's help.  He watched for properties hitting the market while I did the same from Los Angeles.   Our second purchase was a direct  result of a property that Greg found as soon as it was listed.   Still, we must have made at least a dozen offers before getting our third house.   Greg never quit trying for us, even though the process was very time-consuming for him.  And he just would not let us buy a bad house.  Greg is a great buyer's rep, and if you are coming from out of state as we are, you will not find anyone as knowledgeable about the community and market, and as generous in sharing his knowledge and contacts.
