Moving and living here in "Happy" Acres was by far the worst mistake my family could have made! We wish someone would have told us all this along with other ten-tents whom are unhappy with this place overall. But i can not speak for them. We still have a few months left in this lease and i CAN NOT wait to move out of this h*** hole!! On the other hand i'm almost scared to move out because i don't know how much of our almost three grand it was to move in here will get back to us! :(
Description of Work: This rental company is a joke! Is it not against the law to false advertise? John the slumlord (owner) is so not business professional. Himself and the staff are nice at first but then when you have problems with their rentals that's when it starts being turned around as just stirring up and never being able to be satisfied. Lets see 1. 24 Hour maintenance is NOT what they say it is. Happy Aces goes by what they think is 24 hour emergency. 2. Seems the only one whom gives two craps about this place is the head maintenance man Mike. But he is always limited on how to fix things by the slumlord and limited on what materials he can use/bought for him. 3. When you move out their is a "move out cleaning list" they hand you which included carpet cleaning/flea bombing that has to be shown by receipt (not to mention this is NOT in your signed lease). 4. This slumlord will keep as much of your deposit as he can get away with and please keep in mind this place tells you all deposits are refundable. 5. I've had to have my front door fixed 13 TIMES now! Finally after living here for 6 months a whole new door and frame was put in! Lets not forget its been a week since and they still have yet to come back to finish it. So no molding and their is a gap between the door frame and the wall and you can see light coming in! 6. The noise is so loud (car systems, house systems, parties, you can hear your neighbors foot steps all hours of the days and your side by side! 7. Electric bills are never any less than $200. 8. These homes are ran off propane which is $300 every TWO WEEKS on top of your rent which is $800-$1000 depending on if they have a deal running that month! They do not disclose this is in advertising! 9. The propane company can charge you a $25 fee on top of what you all ready pay for propane if your tank goes under 25%. 10. People around here think that Kelly Dr. is a race track so your kids can not play outside safely nor stand at the bus stop safely without being almost hit atleast three times a week!! 11. The grass is ALWAYS LONG. Part of your rent includes grass cutting trash and water but yet grass cutting is seasonal so where does your money go when its winter?? 12.Yesterday (03/25/2014) was the first time the grass was cut all year and not to mention this is GA people grass grows ALL YEAR LONG! this landscaping company have ran over and ruined my garden, crushed all my rocks, and yesterday they broke ALL my Easter decorations when cutting my grass! If i was notified of them cutting grass i would have picked it up for them to cut!! 13. The park rules ARE NOT enforced by the slumlord but you best bet if your on his bad side he will target you! 14. Happy Acres would rather take better care of their empty units rather than the people who all ready live here! 15. Rent is constantly different every single month! I pay $ 800 a month for a three bedroom two bath which dont get me wrong thats wonderful and all but why is it in feb of 2014 a new renter gets to only pat $678.00 a month!!?? 16. E-4 or even E-5 and below WILL have a had time affording this place! 17. Im so worried that when we move from here i will not get my deposit and two pet deposits back! 18. They try to tell you that when you move out they want to do it by themselves and that they do not want you there just so they can tack on whatever it is they please just so the slumlord gets that $$ in his pocket! 19. Happy Acres will also tack on fees that they see fit to your monthly rent without it being disclosed first! They have done this two us twice because first MY FAMILY did not ASK john if it was okay with him if MY FAMILY brought a second dog into MY FAMILY and MY HOME, so he decided to put a $25 fee on our rent! Well that was nix because he CAN NOT do that! The second fee was $25 again and this one was because he thought we were not paying our pet deposit which my husband and the front office lady worked out an agreement to pay a little more each month on our rent till the $200 second time pet dep was paid off. Not to mention you CAN have two dogs per unit so its wasn't like we broke ANY rules. 20. All i can say is PLEASE DO NOT LIVE HERE! You WILL regret it and i promise you will! Do not waste your hard earned money because this man will rip you off! And not to mention if you are military he will do whatever he can to take you hard earned money from you!!

Recently, moved to this community and thought that this was a good decision. The staff started off as friendly people but as the transaction continued they became more two-faced. Be careful with the owner because he will say one thing and do another.
