We ended up buying the home, and over the last two years we've found multiple significant and costly problems with it that definitely should have been found by the home inspector. The roof was rated as good condition, but needs a full replacement. The deck and siding are poorly patched and painted/caulked over to hide problems like rot and insect damage. There are several spots that were noted as cosmetic (low priority) problems but are actually related to more severe problems like roof leaks. These weren't found by the inspector, which is exactly the point of having an inspection. On top of all that, they've been spamming me with weekly "helpful emails" which I've attempted to unsubscribe from multiple times, with no success.

The people in the office were very professional and courteous in making the inspections and twice changed the dates to accommodate the me . Clark was both professional and courteous for the first visit and the follow up . He was very methodical in every room , nook and cranny . He checked windows , outlets , switches , faucets , drains , showers , tubs , toilets , water pressure , bathroom fans , insulation where accessible , roofing , hvac equipment-furnaces and outside units , lights , plumbing , electrical panels , brick siding and steps , vinyl siding , decks and deck post footings , weather stripping , outside faucets and shutoffs , fireplace and flue , drainage lines and more . If there was a problem he would list it and the associated building code . He was open to all questions and had answers that were clear and concise . He discussed every issue at the time it was found . The report was emailed the next morning and was thorough . He took phone calls if he was able to talk without hesitation and gave good advice when requested . The original inspection was $414 and the follow up visit to check to see if the violations were fixed was $232 .

Clarke Cummings was professional and thorough. His inspection report was so detailed that he even noticed such minor things that most would overlook. His report was more than 40 pages long and included pictures of all the issues notated in his report. Well worth every penny! Because of his diligence, he noticed that the furnace was not acting right and prevented me from moving in to a dangerous situation. I would hire him again in a heart beat.
