"I'm sorry the appraised value did not meet your expectations, however the most recent inside sales were chosen for the sales comparison analysis and specific condition features of home at time of inspection as far as flooring, appliances and updates were inferior to the recent, updated sales at the higher end of the value range in your subdivision. Photos from MLS are compared and the value is an "as-is" on the date of inspection. If you updated flooring, appliances and baths you would definitely be at the top end of range. I don't recall a request via phone or email for explanation, but if I missed it I apologize. I also do not feel my rating should be based on the results of the appraisal and/or expectation of value. I have to be objective and base it off of sales in the market area most similar in square footage, condition and location."
