The first project was much larger, great room with very high ceilings, walls up 3 flights of stairs and a 2nd floor hallway. The final product looked good. There were quite a few places missed in round 1 but they fixed them before they left. I concluded that the reason for the missed areas was because only 1 coat of paint was applied although 2 coats were quoted. The painter didn't think the second coat was needed and honestly, I didn't have to go buy more paint that way so I was ok with it. But, I still paid for 2 coats worth of labor and I should have asked for an adjustment at the time - my fault there.
Second project, problem #1: one bedroom + ceiling and 1 bathroom + ceiling. Again, the final product looks pretty good so I have no problem with it. But, again, I got a quote for 2 coats and only received 1. The painter didn't believe a second coat was needed - I agree but why doesn't the price change at that point? I realize it isn't half the labor but it certainly is much less labor.
Second project, problem #2: I awarded the job based on turn-around time and scheduling to accommodate guests coming in from out of town. If they couldn't meet the schedule I would have gone somewhere else. The first day, the painter was pulled from my job to go help on a job gone-bad somewhere else. He came back the next day and worked half a day and left because he had to go do an estimate. There were two repairs needed to finish up the job but he left them undone, went downstairs to "make a call about it" and never came back that day. Also, there was project management and inspection involvement in the first job - none this time.
I had them all setup to do another living room and another bedroom - I'm not going forward with it and will find someone else.
The final product looks pretty good and the people are nice but compute the hourly labor cost of the one coat of paint and the price doesn't seem reasonable anymore. The first project was managed well so maybe the management of the second was just a slip-up due to holidays or something but the facts are the facts.

Our estimate did include 2 coats on your 2 room job. Our painter did a process called backrolling which used as much paint as if he was to put on two thin coats. He also used the required amount of paint to cover your walls. My employees are never paid hourly as I believe it creates for bad habits. We only quote hourly rates when wallpaper needs to be removed. It can be very time consuming. I had 3 painters tied up in a 3x5 bathroom for 2 days once."
