As far as the microwave goes, I have severe questions whether this was even examined. The seller's disclosure form (which I received prior to the inspection) indicated that the microwave was not working. Gary's report, however, stated that "[t]he built-in microwave is functional." After I moved in, the microwave would not power on. Upon unscrewing the frame surrounding the microwave, I noticed that the microwave was not even plugged in. Simply put, there is no way the microwave could have been tested as "functional." Gary's comments that he observed the seller putting and heating a cup of tea/coffee in the microwave are highly suspect. As I mentioned, the microwave was not even plugged in (and could not have been plugged in without removing four screws holding a trim plate in place). I wonder if Gary was mistaken for observing the seller use a countertop microwave, as opposed to the built-in one which was not plugged in.
It was things like this that cast doubt on the overall quality of the report. I'm sure others' opinions may differ from my own, but I would not be able to recommend AccuSpect to anyone else based on my experience.
Gary seems to think that the mere length (18 page summary) alone warrants a better than a C rating. I think this is a point on which we obviously disagree. What is important to me is quality, not quantity. I stand firmly by my C rating.
"During most of the 6 hour inspection, the seller was cooking in the kitchen for a major party/event. She was using every appliance in the kitchen including removing and storing food in the refrigerator, cooking in the oven and in view of the inspector, warmed a cup of tea/coffee in the microwave. There is an 18 (eighteen) page SUMMARY of major defects related to that home that one would think warrants more than a C for quality. As always, Gary is thorough and professional. (On the day of the inspection, the buyer chose not to attend, although his father was there for about half an hour.)"
"We have never done business with [Member Name Removed], or inspected any address associated with him. We do not know why he has targeted our company as he has rebuffed all attempts to get more details as to why he rated us the way he did. Nothing about this review is accurate, date/address/fee/client. We were able to find a phone number using White Pages, Google and Linkedin but upon calling [Member Name Removed] and introducing ourselves, he hung up the phone. He has apparently also ignored all efforts from all parties for further clarification. Since we can prove we have no record of [Member Name Removed] or inspection at the property, we have to conclude the review is bogus."
Not only was he on time and incredibly professional, he impressed me with his attention to detail. He explored the entire roof and all aspects of the attic, places where many inspectors just stand at the bottom and look. He is also very thorough in opening and inspecting every window and light switch and checking each tub and sink not only works, but also that they don't leak. He brings his own ladders, flashlights, tools and meters. He was also very considerate of the homeowners, wearing shoe covers and minding the doors for the owners cats. Many in the building trades are not so considerate.
The report arrived the same day because the company is careful not to over-schedule their inspectors. The report was incredibly detailed and specific with plenty of photographs of problem areas. Made it very easy to create a punch list.
We choose Gary because:
1) He is ICC certified (Residential Building Inspector, Residential Combination Inspector, Residential Electrical Inspector, Residential Mechanical Inspector, Residential Plumbing Inspector).
2) He is ASHI, GAHI, CABO/ICC & ITA certified.
3) He is the owner/operator.
4) He receive the superior service award from 2007-2013.
We look forward to working with Gary again in the future.

I would like to end by saying a quote from Albert Einstein "In the middle of every difficulty lies opportunity" and the tip would be while placing an offer on a house please request for 14 days in inspection and due diligence period if everything works out early for you you could end the due diligence period early.Good Luck with the inspection and your purchase experience. Gary did an outstanding job and went over the entire house from roof to foundation! He thoroughly explained all his findings and answered all our questions, even those that he would have addressed in the inspection report anyway. He gave advice on how to take care of some things, such as the septic tank, that we don't currently have experience with. The complete report was provided the same day as the inspection and included all the details and pictures of everything he inspected and the findings, good and bad. Also, he included a separate smaller report that only addressed the areas of concern.
Thanks to Gary, we were able to make a sound and reasoned decision on whether or not to move forward with the purchase and what would need addressed right away!
Gary took the time to explain current codes and the differences between when the build was done. Gary also was very courteous enough to point out where all my water main valves and expansion valves were, should there ever be any problems I would encounter down the road as the homeowner. Gary was very prepared and had all sorts of instruments to measure such things as moisture content in a suspected leak, tools to open basement windows, GFCI receptacle testers and all sorts of devices kept appearing out of his tool belt. Gary was just a pleasure to work with and follow through the home my wife and I are trying to purchase. He had a very detailed 30+ page report with various pictures of problems and areas of concern he had with the home.
Long story short, Gary Edge is the guy you want to come and inspect your home!
The only difference was, that the realtor was present this time, and as it turned out, the realtor had recommended Gary also.
I just don't know why this inspection was so lacking. The sun room is sloping by three quarters of an inch but was unnoticed by Gary until I called it to his attention. He didn't think the slope itself was a big problem and neither did I, after having an Engineer look at the structure below......unfortunately the room was built with a slope.
The really large item that Gary should have caught was the window issue in this sun room. He noted in his report that the springs were missing from two windows........That's all. As it turns out, the windows are leaking air like a sieve because the windows were all installed crooked to match the slope of the floor.....Since i got involved in the window issue, I could kick myself for not seeing how the windows slope upward on the wall....GARY SHOULD HAVE CAUGHT THIS.......shame on him.
I have been quoted $10,000.00 to have the two triple window sections removed and put in straight.
Feb. 4, 2015.....This is a response to Gary's answer......The entire window section runs up hill on the wall and it looks unsightly but moreover it causes every window to fit crooked and leak. ( I can supply pictures). This was not mentioned anywhere in his report. I tried to remember his fee without looking it up...I'm sure he is right about the price...as for his time spent, I did not pay for his time, I paid him for his expertise.
I did hire a structural engineer to who inspected the underside of the room to determine that the room was not moving.
Gary screwed up and I suspect that he knows it.
"The scheduled 8.30am inspection on August 7th 2014 was started at 8.20am. It was completed at 2.40pm for a fee of $425. The 51 page Full report & 15 page Summary report took a further 5 hours to compile, and was emailed to the client at 9.18pm later the same day. Prior to this written compliant via Angie’s List, we had not previously been contacted by this buyer about this concern. There were many defects and concerns with this older home (built in1987) and per the Standards of Practice of a visual inspection, these were noted in the reports. In the 15 page summary report of defects and concerns Gary stated: Sunroom : Floor : Areas of Concern 9.3 - The floor in the sunroom is out of level. There is about a 2% slope toward the windows at the right side of house. This sunroom is an addition. There are visible cracks in the gypsum walls at the right rear corner. These cracks indicate movement. There are gaps in the grout joints at the family room side and master bedroom side of the sunroom floor. The window adjacent the master bedroom side is not plumb and has damage to the jamb. There is no indication that this movement is structurally threatening, but a second opinion from a structural engineer is recommended. We are not privy to the report from the structural engineer, assuming they hired one as recommended."
Just like the prior experience 5 years ago, Gary was very thorough in his inspection. He showed up on time. Very personable and professional. Prepared thorough reports with photographs, details, and recommendations. I had a question for him a couple of months later and received timely response.
Cannot go wrong with Gary.
We did not get to meet Gary as there was an illness in our family. Our realtor was able to meet him at the home so the inspection could take place as planned. The results of the inspection were delivered in the time frame promised and were very thorough. We would definitely use this company again.
Gary has stated the shutter was already defective, it was not. I took photos to prove the screws were fine, the wood was not rotted.
He said I told him our son climbed up that window and broke it. My son climbed up a different shutter 6 years prior, not the shutter Gary broke. There are 12 shutters on the window, that is in our master bedroom facing the front of the house. The shutter is approximately 3ft w x 5ft h. We had to replace the shutter or the entire neighborhood would see in our bedroom.
I have emailed the invoice for the shutter twice, and offered to show him the cancelled check I used to pay for the shutter. I have also called. Accuspect has not acknowledged my requests that they pay for damages, they clearly caused. Gary acted in a careless manner and now does not want to take responsibility for his actions.
The buyers who hired Gary, did purchase our home. This is not a grudge complaint based on an inspection. It is a simple case of a business person not taking responsibility. He broke our shutter and now refuses to pay for it.
If I were a realtor or home buyer, I would not use Accuspect. He is unprofessional.
"The facts. The buyer, who was standing next to Gary when this shutter collapsed and shattered on being touched, has verified that is exactly what happened. No force was applied at any time. The seller, Whelan, told them on the day "not to worry about it as her son had climbed on them and they had already had to replace one they knew he had broken. " She later stated the same in an email. Her use of the phrase " this is not a grudge report" is interesting, as this claim was only made after they received the 10 page summary of defects and issues with the home they were selling, which cost them thousands of dollars off the sale price of the home. (The buyers still bought this home.) We have months of email correspondence with this seller, and had sent her claim through our insurance to handle as any professional company would have done. Most sellers are unhappy with our inspection as Gary is very thorough but this angry seller has chosen not to wait on the insurer's decision but to rather slander us on social media. We never allow disgruntled sellers to attempt to intimidate or affect our inspections or reports. It is obvious that a $300 claim is not the motivation for this rancor and unfair review."
