AMERI SPEC HOME INSPECTION SVC

We began construction work following closing on the home and found the following: 1) A water main that had been installed improperly, without shielding, through the foundation (Pex piping). It was recommended by a plumbing company that it be replaced. 2) A circuit box that had been wired incorrectly and was, frankly, a mess. Some circuits were even grounded to other circuits. We had all circuits replaced and the box re-wired. 3) Work in the upstairs bathroom uncovered a sag in the floor (and ceiling below) caused by at least two severely cracked floor joists and two more weakened joists. Joists had to be sistered, which required that most of the plumbing running through that area (which is most of the plumbing in the house) had to be replaced. The work above cost nearly $8,000. We would have purchased the house regardless of these issues, but it would have been nice to have a little more leverage in the negotiations process, and a thorough inspection would have uncovered at least some of these problems. I should also note that we took our concerns to this provider and they ultimately refunded our inspection fee after some discussion, and per our request.
