Last year, I inherited a house in Forest Park, GA. and decided to purchase another house, with plans of renting both out. I live in South Florida and made plans to come to Atlanta for one week to make repairs to the house I inherited and find another property.
I contacted Japonica ahead of time and met with her my first day there. She found over a dozen properties for me to look at and spent a lot of time driving me around. She was very professional and went out her way to find a property that suited my needs.
For the last year, I have used Japonica as a property manager for both properties. She has done a great job for extremely reasonable fees. One of my tenants is very difficult and always complaining. The house he was renting had a lot of storm damage this spring that required coordinating insurance appraisers and contractors. Japonica took care of all that and fielded daily irate call from the tenant.
As an out of state landlord, I couldn't ask for more. Japonica finds tenants, collect rent, and takes care of maintenance. All I have to do is cash the checks.
