Elite Ventures Leasing & Management

I used Elite Venture's to manage several rental properties for a few years and finally ended our relationship. I found their management methods to be shoddy, at best. They are routinely late with payments to the owner and some payments are never deposited unless you call to remind them. It forced me to review their statements regularly and go over them with a fine tooth comb. Far too often it seemed like the tenants paid them, but they would have an "oversight" and not get the monies deposited into my account. Even now, after terminating my relationship with them, I am finding sub-contractors who provided services on my properties who have not been paid in months. Additionally, they seemed to do little if any research into the people they placed in my units. After spending thousands to remodel a bathroom, I had it destroyed when the very next tenant set-up a drug lab inside of it. Prior to moving in, he had troubles with the police and he moved his girlfriend in who had warrants for her arrest. Another tenant stopped paying rent and what should only be a one month process to get an eviction took several because Elite was apparently not following up on the process. Tenants that didn't pay their rent were often overlooked by Elite and allowed to continue living in the unit with no repercussions until I discovered the problem when reviewing my statements. Those are just a few of the many issues I had with them, that in total cost me thousands of dollars over the time they provided me with property management. If you are in need of property management, I would think twice before using Elite Ventures.

We hired them as our property manager for our home in Columbus because we had to move. They put someone into the house within two months. I asked for the copy of the lease and they refused to give it to me. I noticed someone was questionable then. We also had to repair something that was not up to code, according to Atmos Energy. We paid Elite $100 to have it fixed. Within a week of the tenants living in the home, I had numerous complaints from the neighbors about the tenants. There were more living in the home than on the lease. I called Elite Ventures and they said that they would look into it. They never did. They were always late sending the payments, even though the tenants had paid the year in advance. Three months after hiring them, we fired them. They weaseled into the contract that even if they breach it, we still have to pay the remainder of the money. They finally agree to the firing. The next day, an agent calls us. They had put drug dealers into our home. The tenants had abandoned the property. The company refused to file a disposessory warrant in order to try to make things better. I had to drive all the way down there to fix everything because they did not do a background check on this woman! The tenants did $6,753 worth of damages according to our homeowner's insurance adjuster. We just put new tenants in and found that they never did fix what Atmos Energy required them to fix either. We're having to pay to fix it all over again.
