Radon Gas Abatement
$190,000
Sharing my experience: ER installed a subslab system that did not produce results. Upon escalation that took weeks, and arguements over test equipment, ER's escalation manager came to the site. Apparently the original sketch made of the basement was wrong, there were no logs to reference, and in essence the placement of the proposed 2'nd system would have been in the opposite end of the basement from where the radon came into the house, and a complete waste of money. Needless to say ER only root caused the source of radon after the initial install failed to do its job. Shop around and pay with a CC, so you can hold James accountable.
Response from

"Dear Leo, We appreciate you taking the time to share your experience, and we're genuinely sorry to hear that the radon mitigation system did not meet your expectations. Our goal is always to provide effective solutions, and we regret any inconvenience this may have caused. Upon reviewing your case, we acknowledge the original estimate stated there may be a need for phase 2 and we could not provide you with a radon guarantee without phase 2. You agreed to these terms. Our escalation manager's site visit was aimed at identifying the root cause, and we have taken immediate steps to rectify the situation. We have learned more about your home during the process. While phase 2 would be installed in a different location, it is still necessary. We stand by our original price, but we will not succumb to customers telling us what they will pay us for additional work. Again, we apologize for any inconvenience, and we remain committed to your satisfaction. Thank you for bringing this to our attention. Sincerely, Elite Radon Team"

These guys are thieves. They are really bad people. They lie. They did work that should have never been done the way they did it. They know they caused harm with malicious intent. I offered to resolve the dispute peacefully and quietly but my $2,300 was more important for them to keep. I never do reviews but felt like everyone should know about these people. The owner especially is a liar and should be locked up.
Response from

"..We appreciate your feedback and are genuinely sorry to hear about your dissatisfaction with our services. We have installed thousands of systems and run into your issue a handful of times. No one can walk into your home and know you have radio active gas emanating from the materials your home is made from, we did not build the home. Radon typically comes from under the house. We have sent technicians out to your home 5 times (no additional charge), conducted emanation testing (no additional charge), discussed your situation many times over the phone/emails, and have sent numerous text messages. Yes, there was a delay in communication due to a sick family member who passed away. Unfortunately, radon emanation issues, which can stem from factors beyond our control such as building materials or water sources, are not covered by our standard services. This is spelled out in the contract you signed. We do apologize if there was any misunderstanding regarding this in the initial discussions. We understand your concerns about the additional system, and we would be happy to discuss this further with you. Our goal is to find a solution that ensures your home meets the radon level requirements without causing undue financial burden. Please reach out to us to discuss the situation in more detail and explore potential resolutions. Your satisfaction is important to us, and we are committed to working with you to address your concerns. Once again, we apologize for the challenges you've faced, and we look forward to the opportunity to make this right. -James"

While our radon levels were not in the official "danger zone" (> 4.0) the levels were elevated enough for us to want to address them as a safe measure. Many households would have likely chosen no action, however we spend a lot of time in our basement. We chose not to have a traditional radon remediation system and instead went with an ERV system which, while more expensive, provides added benefit for overall air quality. Elite arranged a couple of visits to explain the system and techs arrived a week later to install the system. They arrived promptly at 8am as scheduled and were completed by 11am - installed, cleaned up, done. The following day, our radon readings dropped significantly to <1.0 and have remaind there for the past 2 weeks. We're very satisfied with the product, the initial call, scheduling and follow-up communications, overall service, the techs who installed the unit and the results.

The owner is knowledgeable, but seems to be stretched thin. Interacted with 4 different people over the course of the project, which caused information to be communicated very slowly. Was pricey for the work done, and I had to reach out a few times to ask for an explanation for the work. They used gorilla tape and caulk on a vapor barrier and charged me $500 for 1.5 hours of work and an additional $150 for a radon test (which I requested because I was unsure about the work on the vapor barrier). Had a problem with one of the employees who contacted me, and the owner made arrangements for me to work with someone else that I was more comfortable with, which I appreciated.
Response from

"We were hired to replace a radon fan in a system that WE DID NOT INSTALL due to home inspectors findings. After inspecting the system, we realized that the fan was working properly, but there were issues in vapor barrier in the crawlspace. We did NOT charge her for this service call. We later provided her with a $500 estimate to repair the crawlspace and she agreed to it. Due to conflict of interest, we hired a 3rd party to conduct the radon testing. Home owner stated that the company made some off color comments over the phone that made her uncomfortable, so we fired them and hired a different company for the testing. The first company was not one of our employees. I hate that the other companies remarks reflected on us, customer satisfaction is of upmost importance to us. The home had an overall Radon average of 0.4 pCi/L after our repairs (that is awesome!). I just want to be clear that there was no bait and switch. We provided an estimate of $500 and that is what we charged. Crawlspace work is cumbersome, dirty, and a safety issue at times. The NRPP Standard recommends vapor barrier seems be sealed with both tape and caulk (a double seal), so that is what we did. We have found that gorilla tape sticks better to existing/dirty vapor barrier than butyl tape."

Extremely knowledgeable, thorough and conscientious. The team was expert, led by a masters in geology. Our radon situation turned out to be tricky, but James Fraley and his crew did not give up until our radon was truly mitigated. A simple cookie cutter process proposed by the other company we contacted would have never worked. Moreover, the system (vent pipes and fan) was installed internally (running through walls, ceilings and attic space) so as not to degrade the exterior appearance of our home. Very highly recommended!!!

I called Elite Inspections, and the guy was able to come by until 11pm at night to get the project done. He was on the pricey side, but guaranteed his work.
Response from

"Thanks for the review. In the quality triangle there is cheap, fast, and good. A person can only pick 2. In your case you could choose between cheap and fast because I only do good work. I wish you and your wife the best in you new home."

Very professional and responsive. Showed up on time and completed work in a timely manner. James and his team cleaned up the area after the work was done. I was worried about how the mitigation system would look, but it is hardly noticeable and looks great. Awesome job!! Based on the experience with James on the mitigation system, we also hired him to inspect the home we are currently buying.

James Fraley is a demonstrably certified radon mitigation specialist, and in addition to those credentials has a masters degree in engineering. I'm adding this note almost a year after James did his work for us. In addition to doing a very professional job, I learned invaluable information from him concerning the technical realities of radon, radon testing and radon mitigation. I would hire him again any time. If I could rate him with more stars, I would do that too.
Response from

"Thanks . (consumer name withheld per their request) I wish you guys the best in LA. It is awesome that you get to buy the house back that you and your wife built years ago."
