On October 21, 2011, I began my homebying journey upon the qualification of my lender. I went thru a special financing program that not all real estate agents are familiar with so, it took me a couple of days of networking and asking questions to come up with a few names of agents to contact. A mutual friend gave Dominique Fletcher my number and she contacted me within an hour; she was very nice, knowledgable and professional. We discussed the location and type of home that I was looking for and she listened. The first quality that Dominique exhibited was her fluid use of technology which was important to me because I am a very busy person and Atlanta traffic is no joke- it teaches you to rely on the virtues of technology . After I contracted with her, she set up my own personal web page for house hunting purposes and sent me a list of properties every morning within my budget and desired locations. The daily notices would let me know what was new on the market, if there was a price reduction, etc. In turn, I would go in and view each home and make comments on likes, dislikes and whether I wanted to go and view it or not. Also, anything I found on other websites- Dominique was always very responsive by phone, email and text messages. Please note: while not the professional, I made it a point to be a well informed buyer and I knew that this market "downturn" was a prime opportunity for me to get a house that I would more than likely NOT qualify for in a regular market for the least amount possible. I explained this to Dominique and I love the way she was very strategic in my home search process. She kept me focused and we worked together as a team to find out as much information possible and ran the numbers on each home that was considered. We went out once with a list of about 5 homes that I liked the location, price, appearance and amenities; we got word that the sellers of one house were not flexible on the price so we took it off the list, another home did not show as well from the outside in person as it did in the pics and we took it off of my list of contenders. The third house was a charm, when I pulled up, I remember thinking, "this is a nice house" ...and when I walked to the door Dominique greeted me and the first thing she said was, "...I think you picked a good one; I think you are going to like it..." We walked thru the home and I was very pleased with the floorplan, it was not "a-typical" plus the total use of space in the home was optimal and I was sold! It was a foreclosure on the market for a year w/a small leak from the water heater and needed to be painted because the previous owner watched a little too much HGTV in a couple of rooms but otherwise it was a really good house in a really good neighborhood, w/a 3 minute conveinence to all kinds of shopping and the highway which was very important to me. I told Dominique that I wanted to make an offer and she immediately sprang into action running the numbers of determining the negotiation price range for this property. Historically, we knew that the previous owner paid $205K as new construction in 2005 and that the market no longer supported that price range and when we first found it it was listed for $120K. We stood in the kitchen of the property to write up the contract and found out that they had reduced the price to $115K that morning which was wonderful news ...we estimated that it was reasonable to assume about $7K in repairs from fixing the water heater leak to anything else that may be revealed in the home inspection and submitted the offer of $108K w/ 6 points, ready to negotiate back up to a $115K max. 48 hrs later, we received word that the offer was accepted and I was on my way to being the new owner of this property. The home inspection did reveal that the leak was dry and not continuous and could be repaired, the HVAC units needed servicing, needed to hang a new back door and some landscaping work of which my $7K cushion was able to pay for with money left over. I should have closed right before Christmas but unfortunately, my closing dragged on 2 weeks more than it should have due to no fault of my own. The lender was very particular is accepting the contractor's bid for repairs so a couple of minor technicalities coupled with people being off for the holiday season caused me to close on Jan 06, 2012. But, again, Dominque was on top of every aspect of my closing details and she was able to keep me calm and handle particulars while I worked and kept me informed every step of the way. If you trust God, he will bless you with people, places and experiences that he has deemed purposed for your life and my excellent homebuying experience began w/Dominique Fletcher. Her knowledge base, professionalism and genuine love of her craft helped me in choosing a wonderful home inspector who in turn gave me the name of a really good contractor and the contractor has an excellent HVAC tech and I could not have had a smoother ride with the vendors that worked on my house as they were ALL knowledgable, reasonalbe, timely and professional- just making my whole overall experience even more Sweet! Essentially, I ended up with a 4BR/2.5 bath 2875 sq ft corner lot house w/a measure of secluded privacy that originally sold for $205K....I purchased it for $108K w/6 points paid buy the seller to buy down my rate to 2.25% then I took it further & bought down my rate to 1.5% w/a $639.25 monthly mortgage payment that includes tax, ins, hoa fees. As a faith filled person, when I decided that I wanted to buy a house, I prayed and asked God to lead me to the "unbelievable deal"...I wanted a house that I could not normally afford in a regular market and for the least purchase price possible and that is exactly what he did! I am a real person living in the Atlanta Metro area and the events stated above are factual.
