The crew started on Monday 6/1 as planned without anyone having to be home since they only needed access to power, water and the surfaces that needed treatment. On the first day the treated both the porch and the garage concrete to get it prepared for the next step. Dusty and noisy - but necessary to make sure the treatment would adhere properly. Rain was in the area so they focused on the garage floor first. They ground/filled the cracks in the floor, then put down two coats of epoxy-based paint, followed by paint flecks and two coats of sealer. You can walk on the sealer within 8 hours, but the floor needs to cure for 2 days before you put a car on it. My garage has a 4 inch "wall" around it before the walls actually start and I was surprised that they treated this area as well. The also treated past the lip at the front of the garage all the way to where the actual garage door meets the floor. The floor surface is now flawless and the extra touch of where they treated really makes me happy - it looks so finished now!
On the front porch we got a flagstone pattern, using a tan base color and then had it antiqued. It started as a medium tan color and finished out as brown that has lots of depth and dimension. While it doesn't look like real stone - it is much better looking than bare concrete and costs about half of what real stone would for the same surface. I'm very pleased with the finished product - it looks much better than I imagined it would. Once they have treated the surface, they mix and pour the concrete based on the color you picked. After that, they press in the patterns and let the whole thing sit overnight. Don't be afraid - it looks very light and one dimensional at this point, also very rough. The next day the grind and "pretty up" all the stone patterns, apply the color for the antiquing and then do the sealant. The final product looks really, really good.
Count on being blocked out for 4 days from access in/out of the areas you get treated and what you get done. I'm sure we could have walked on the surfaces sooner, but why risk it? The guys kept a clean work site, answered questions I had and always let us know what to do and not do with regard to the surfaces. They cleaned and reassembled everything when they were done. You really can't ask for more out of a contractor doing work at your house.
I told him to delay the job until January, after our visitors would have left. They called on the 14th and asked if they could start the work on the 15th. It took 2-1/2 days, due to some bad weather. In the end, they left the place clean and put everything back in place. It looks great.
They needed to plug in some equipment, which kept blowing our circuit breaker (, so without a word, they brought a generator to supply the needed power. Mo bother for us, no fuss, no delay. Good people, good work.
A few weeks later, the crew arrived to start the job. They were hard working and highly skilled - it's hard to believe what they accomplished in a week. The prep work took most of the time, of course. The crew used a circular saw to cut the old expansion joints out of the deck, then installed new ones. Then they sanded down the deck surface and cleaned it. Finally, they put on the new surface, and we had to wait several days for it to completely dry and harden. The result is amazing - they have given new life to our old stained, pitted, and cracked pool deck. We couldn't be more thrilled!
They also resurfaced our old painted and stained front stoop to look like stone. It's unbelievable what they can do with the product and some skill! What was a flat surface now has the texture and color of grouted pavestones.
"We regret that our customer is unhappy. The front porch was a small addition to the overall scope of work we were doing at their home. Our quote for the porch portion of the project did not include sloping the porch as part of the $600 cost. Prior to the installation of our decorative coatings there were 4 large cracks in the porch and that is where water escaped to. Once we repaired the cracks and applied our decorative surface there was no where for the water to drain to. It was our understanding that all the customer wanted us to do was fix the cracks and make it look better. The slope of the porch was not discussed at the time of the original estimate. When we explained the slope issue to [member name removed] it was our belief that with his background as an engineer he understood the nature of the situation and that they were not displeased with the work we had completed. We did contact the customer on February 21, 2014 to set up repairs for February, 24th; they declined. We called again on March 31st to offer to schedule the repairs for April 1st. Again the customer declined. The did ask that we try to schedule the repairs for after April 11th with preferred dates of April 15 & 16 or April 29 & 30. Unfortunately, those dates did not work for our existing installation schedule. That being the case we put their installation back in to the flow of our installation schedule. We are now at the busiest time of year for installations and have been unable to work this repair into our schedule. Until this review we have not heard from the customer to express their dissatisfaction with us."
They did a great job. There was nothing I disliked about them. They were responsive, punctual, and very clean. They made no messes, and if they did, they cleaned it up. The final product is exactly what I wanted.
The initial sales visit with their representative was informative and he was very knowledgable about the process and product. I was given a quote on the work before he left. Since I was the first owner in my condo to repair my terrace, HOA approval took longer than I expected. I'm certain they would not have approved slate or tile due to safety concerns, and for me the cost of the alternative was much higher.
My job was scheduled for 2-days. The crew consisted of 3-workers who arrived exactly on time. They all took great care in covering our carpets and flooring and during the whole process they were very careful to ensured that no dust or product entered our home.
The steps involved are:
Cleaning and repairing chips and all cracks in the concrete
Etch and wash concrete
Apply colored based coat of 1/4 inch concrete/resin resurfacing product
Smooth off rough surface once dried
Tape off stone pattern and cover windows and deck to prevent overspray
Spray on second layer of colored material to create texturized stone
Remove pattern tape and hand paint highlights on approximately 30% of stones
Apply 2 applications of clear coat
Once the work began, the owner of the company arrived on the job site to see if I had any questions or concerns. Before the work started, I knew what I wanted the end result to be, but I wasn't clear exactly how it was going to be accomplished. The crew leader always listened to my questions and concerns, I called the owner on day 2 to clarify the coloring, and the crew always worked with me.
The end result far exceeded my expectations. I saw many pictures and videos online, but I did not expect such a dramatic transformation of our terrace. I can't stop looking at it!!
