We had hired Mr. Benson not long ago for a pre-sale inspection of my husband's father's house which allowed us to correct any problems before listing it for sale. His work was so outstanding that when we made an offer for this townhouse, he was the only one we even seriously considered. This place is really about 2 1/2 stories because it has a crawl space. Mr. Benson covered everything from the attic to the crawl space. Because he was so thorough, we have been able to get the problems fixed before closing by the homeowner. Even though the place is in excellent condition, many little things just need doing in an older home and Mr. Benson seems to have caught them all, things we wouldn't have thought of even to check. He checked the attic and the fire wall. He found that not all of the windows closed all of the way or wouldn't open. He noticed that some of the doors didn't close the way they should. He was crawling from one end of the crawl space to the other and found that some bracing was needed under the front door, some corrections needed to be made with the plenum under the furnace, and that the vapor barrier had been bunched up and needed to be spread out. He checked out the roofing shingles (from the ground) and pointed out where some were out of place, soffits that needed some work, etc. (all homeowners' association responsibilities). He checked the detached carport and shed. He pointed out that the ivy growing around the patio was invasive and that we needed to make sure it wasn't growing up the downspouts (It was!). Because of his thoroughness (and a very nice homeowner), we will not have to deal with these things when we start moving in and have the confidence of knowing that nothing major is wrong. When you spend money to buy a place, it is a good feeling to know that.
After the homeowner fixed the things we asked to have fixed, Mr. Benson came back and re-inspected the ENTIRE house again. Even though it was hotter than the dickens, he was back up in the attic and crawling around under the house.
We can recommend, without reservations, hiring Mr. Benson for a house inspection. After moving into this townhouse, we will definitely be calling him to do a pre-sale inspection of the house we are moving out of to make sure there are no surprises.
Oh, his price was VERY reasonable for such a high quality inspection.

I wanted an inspector who had no ties to real estate agents in Aiken. An aquaintance here bought a house which had been inspected by an inspector, who did most of his work, for the real estate agency used by the seller. She had to move out due to mold problems. She now lives in a rental house and is in the middle of a lawsuit. It is a sad situation. I did not want the same thing to happen to me. That is why I hired Mr. Benson.
