DON'T WASTE YOUR TIME WITH THIS COMPANY!!! They are a scam that preys on estate properties! They should be ashamed! As administrator of my mom's estate, my contact info is publicly available. Jonason called me using that info asking if the estate property was for sale. I told him that he wouldn't be able to offer what I wanted. He asked if he could see what his investors could offer. He asked for all the details of the property. I told him that the kitchen was builder grade (needs updating) and the basement was unfinished. With that said, the entire house is well maintained, move-in ready, new carpet, new roof, hardwood floors, neutral color paint, etc. Jonason called me back and said his "investors" are very interested after running some comps and made a cash offer of $247,800. Zillow shows house at $255,000 and Trulia at $258,000. We accepted and signed their contract. The contract gave them 15 days to "inspect" and "back out" if they don't like what they see. 2 weeks later, Jonason requested a meeting to go over inspection. He said that the house was in great condition. Exactly as I described. He said the house needed some "repairs" that would be close to $40,000 (the cost to upgrade the kitchen and finish the basement). Now the cash offer dropped to $201,500!!! Or we could get $240,000 paid over 3 years ($667 a month for 36 months and the remaining amount owed in a balloon payment at the end of 3 years). What the heck!?!? You have to be kidding me! They were FULLY aware of the unfinished basement and kitchen PRIOR to making their $247,800 offer! They obviously give you a fake offer with a contract that they can back out of just to try to "lowball" you later. Don't waste your time or fall for this scam! They are trying to find people in a desperate situation that they can take advantage of. Don't fall for it!!!
