I was provided an electronic version of the survey. No physical copy, which seemed okay by me.
The 2011 survey this vendor provided me remained on my computer until this spring (2015), when I hired a landscape architect to develop some plans for our home. The designer pointed out a few errors with the survey. For example, one survey line was identified at 136 feet, when it only about 31 feet according to the original closing survey, and physically impossible for that specific property line to extend beyond 40 feet.
According to my landscape architect, the scale of the survey is off. It's my understanding that the number of inches to feet identified on the survey do not match with a number of lines and corresponding measurements on the survey. The architect tried to compensate for this by enlarging the print size several times to compensate for this issue. It wasn't exact, but he tried to get close.
While I didn't think to ask the surveyor to install new rebar pins, I should have. It's possible that they used or relied on existing rebar pins on the property to identify certain points as they developed the survey they provided me. Since the property was subdivided prior to purchasing, I suspect that the existing rebar pins are out of date due or erroneous. I was hopeful that the new survey would correctly identify any such issues.
I'm in the process of hiring another land surveyor.
A knowledgeable representative at Land Survey Express answered my call, understood what I wanted and quoted a very reasonable price.
The crew arrived on schedule and performed the field work using industry standard equipment and methods. The field personnel were polite and knowledgeable gentlemen. They were aware of, and did a few extra technical things I requested on my initial call.
I’m writing this review 14 months after the survey because I recently joined Angie's List and today I needed some additional technical information from Land Survey Express to assist me with a new project. They replied immediately in a positive manner.
If you need a survey, give Land Survey Express a look. They did right by me.
