I just sold my home and closed on it Monday. I used agent Michael Smith, and it was a very smooth, great experience. I put my house on the market in July, and less than two months later, in this down market in Atlanta, my house has sold for more than I expected. Michael is very good at assessing the market, and current values. He offered invaluable advice on what I needed to do to get my house sold quickly. Additionally I was only charged a 1% sales commission versus the normal 3%. So I got a great agent at an even better price. If you are looking for a knowledgeable agent, then this is your man!

Michael is great to work with. He helps me find properties to buy and at the closing gives me a check back for usually 1% of the purchase price. I have never seen a realtor willing to give me any money. He also knows most of the area's well and keeps up with what buyers are looking for. I have had the pleasure of working with him for 3 years now and he has had me do some construction projects for his clients. The thing I notice is he treats the customer buying one house with the same urgency that he does with myself who buys multiple properties from him. I am surprised so many people fall in love with the realtor who charges 7% thinking they will sell the house faster and does absolutely nothing else. The truth is you are better to go with Michael because all Realtor's do is put it in the mls and wait for it sell. Michael puts it in the MLS and the FMLS and take multiple photo's and make sure it is on realtor.com and other public sites.
