"It is unfortunate that the inspection for Mr. [Member Name Removed] did not meet his expectations. At Discovery Inspections, we strive for excellence and perform our work with the highest integrity. Our inspection took place at a time when neither Mr. [Member Name Removed] nor his real estate agent could be present. This is less than optimal since we provide a great deal of firsthand information during the inspection. During the inspection, the inspector noted that there were some areas of the crawlspace that were inaccessible. In addition, the standards for the inspection require that it is a visual inspection and the inspector does not remove items such as carpet to determine what, if anything, may be of concern underneath. The issue with the foundation and the lack of support may have been revealed prior to the purchase of the home if the client had contacted a qualified contractor to address concerns as recommended in the inspection report. The concerns pertaining to the Federal Pacific Stab-Lok electrical panel were the ones our company felt needful to address. Although our inspector did provide the necessary photograph of the panel at issue, the accompanying comment that addresses the concern regarding this particular electrical panel was inadvertently left off the report. The panel in question has not been recalled, but does have a history of posing issues with safety in some homes. At the time of the inspection, the panel was working properly and did not pose any hazard. Discovery Inspections immediately contacted an independent qualified electrical contractor to visit Mr. [Member Name Removed]'s home to assess the condition of the panel and make a recommendation for replacement or repair. Upon the electrician's examination of the panel, it was recommended that a replacement for safety issues could be performed and there was no need to bring the rest of the home up to code as Mr. [Member Name Removed] had described. This replacement would cost $1,000. Since the warranty only paid out a maximum of $500, Discovery Inspections agreed to pay the balance remaining to replace the panel. Our service agreement does not provide for repair or replacement of the items, but normally would have only compensated Mr. [Member Name Removed] for the $572 he paid for the inspection. Discovery Inspections stands behind their work, and therefore paid Mr. [Member Name Removed] the $1,000 for the replacement panel. At that time, Mr. [Member Name Removed] requested that we pay an additional $2,000 for the expenses he felt were needed in addition to the amount agreed upon. The additional costs were not directly related to the oversight of the comment on the electrical panel. Since we had provided funding to cover what was within the scope of our inspection, Discovery Inspections declined to provide any further funding. In summary, the foundation/flooring issues and additional electrical concerns with the Federal Pacific Stab-Lok electrical Panel were outside the scope of the inspection and therefore not covered by Discovery Inspections liability or responsibility.
