Valerio Properties is an in-town Athens property management service for rentals.  The employees are friendly and helpful.  The maintenance man is wonderful.  Their prices are mostly fair.  However, some of their rental policies are questionable.  They base everything in favor of undergraduate students and the undergraduate University of Georgia school  year calendar, which seems discriminatory to grad students on contract, law students and others such as married non-students and regular working people.  Instead of the usual 2 month tenant move-out notice (60 days is normal with almost all of the area apartment complexes, even the upscale complexes), Valerio management asks all tenants for move-out notice in FEBRUARY regardless of  when a person's lease begins.   Not everyone knows what their future holds 3, 4, 5 or more months out - especially those not in school.  So watch out!  If you move due to a job, divorce or if you buy a house... you will have to know your circumstances very far in advance or you will be paying very far into the future!
