General Remodeling
We thought it went well at first. However, in 2013, after my husband's death in Dec. 2011, I decided to sell my home and downsize to a condo. Once I had a firm contract on my home, my problems began. The buyer's inspector discovered that the footings for the sun porch were only buried 6" deep rather than the required 12". We also discovered that none of the Cobb County inspections had been done. He had convinced my husband to get the building permit as it would be "quicker & less hassle" so the expired building permit was in my husband's name. After I hired another contractor to correct the footings ($1,800), I had to get a bond ($50), go to Cobb County to get the permit renewed (another $50), and schedule the required inspections that were never done - HVAC, electrical and the final building inspection. The HVAC inspection passed, however, since the rough in electrical inspection had never been done I had to either get a letter from an electrical engineer or remove the wallboard so the electrical wiring could be inspected. Obviously, I was not going to remove the wallboard, so I went with the electrical engineer letter ($220). Then Cobb County needed to do another electrical inspection ($25.00 re-inspection fee) and once I passed that the final inspection needed to be done. My closing had to be postponed 3 times and I almost lost the sale.
In addition, when I contacted Mr. Chadwick about the "posts" not being buried deep enough to meet code, he responded that "the posts were already there, the footings need to be 12" deep) so he obviously knew the work he was doing was not to code. In my opinion, the reason he convinced my husband to get the building permit was so that he would not have to do the work to code and since my husband didn't realize that he needed to schedule the inspections, they were not done.
