AC doesn't work now! We used Charles Holt for my daughter's home inspection because our realtor set it up. He said that the AC was working fine, "there was a normal temperature drop across the evaporator coil", and only that the air filter needed to be replaced. After closing, we now find out that the coil has a large leak and the condenser needs to be replaced as well. It's almost $4,000 in expense we didn't expect since we paid for a home inspection. I called Charles and he said that the inspection is "as of a point in time" and he "can't predict what will happen later" According to Charles, there is no warranty on his home inspections. I'm disappointed that I paid $325 on the inspection that doesn't protect me from a huge expense after the closing. Don't just use the home inspector that your real estate agent suggests, check around and see if a different home inspector is willing to stand by their report. Now I just found out from the handyman I hired to take of all the repairs, that the baseboard in the downstairs bathroom is spongy with suggests a leak. That wasn’t on Charles’ report either.
