We needed help appraising a house that was in need of renovations. We asked Mr. Congemi if he might be able to help us in apprasing the house on an "as is" condition, plus whether he could do a rough estimate after renovations were concluded. He was willing to work with us with discount for the second appraisal, and he also worked on it using the list of renovations that we provided to him. He was upfront about all considerations and timeframe of the work, and he saw through on all.
By the way, the house eventually got another appraiser requested by a bank from a third party, and the appraisal of this different person agreed with the work performed by Mr. Congemi.
Overall a good experience, just as dealing with a true professional.

Nice guy. Visit OK. Resulting evaluation totally unacceptable. The factor used to add value for a larger property size is inexplicable and unreasonable. Two of the "comps" used were invalid. One was not in the same value zone (not even in the same zip code), and one, when compared to 6 other recent comparable sales, was a clear outlier, not representative of recent sales activity in the value zone. Both of these two sold for quite uncharacteristically low prices, the first possibly because of location and the second for unknown reason, not even researched by the appraiser. Dropping these two from the appraisal, adding 4 other equally available and really valid comps, and making an intelligent adjustment for lot size results in a drastically different valuation. After my complaint and much discussion, appraisal was increased by about 10%, still to low. I paid a second appraiser, and got an appraisal 8% higher, which was satisfactory. The good news is that Appraisal Workx refunded my fee.

"It should be noted my value was approximately $840,000 when appraised in July 2010. The member was critical of my value and methods, he chose to list the house for $935,000 on September 9, 2010. The house sold for $805,000 on May 20,2010 per FMLS (FMLS#4121407) Considering a slight decline in the market, my appraisal and opinion of value was much more accurate than the member's second appraisal."
