Mr Sims' inspection was okay, but I would not use him again.  He hit the high points, but missed or over-stated some items.  Most disturbing of all, in an unoccupied home, was that he left the back door open.  I got an urgent call from a neighbor telling me this.  As far as the inspection goes, he was meticulous to point out a missing nut on one stair of the attic access, but two stairs away he missed another.  He also said that the chimney cap needed to be replaced which was plain wrong.  My expert actually climbed on the roof and inspected the chimney cap:  It had surface rust but was not pitted from rust.  It just needed preservation, which I did.
Don't use this fellow.  There are plenty of other people out there who will do a better job.

He was very professional and worked very well with me. As a first time homebuyers he explained everything well to me. He was on time and early. The price was good for the area.

The inspector, the owner himself, Greg Sims, seemed to be working for the seller's real estate agent. He glossed over several major problems, trying to convince the buyer that things were OK and "normal". He even rated the central air/heat as "works as designed," when it had basically no central heat. There were baseboard heaters in the house touted as "a great supplementary heating system," when this was the only source of heat.

Having purchased eight homes in 20 years has taught me to be very skeptical of the home inspection industry. Because of my experiences I felt that I needed to be a witness to this inspection even though it required me to drive 1500 miles round trip to be present. Greg Sims turned out to be the very best of any inspectors that I have been associated with and he performed well beyond my expectations. His attention to details concerning truly important areas showed that he was extremely capable and critical of things not only existing but, potential problems as well. The property contained several areas that were not within the scope of this inspection but, Mr. Sims answered questions and offered tips and advice based on his experiences. This turned out to be a valuable part of the visit and is greatly appreciated. It became obvious early on that certain criteria would be met and that all concerns would be addressed with no evidence of time constraints. I would recommend Greg very highly with no reservation.

They were nice and we were happy to not find many issues with the home. Less than two years later we're selling the home to move out of the area and have just received the home inspection report from the company that the new buyers hired. We were surprised to find a few thousand dollars of repairs. Several items on the list would have been present when we bought the home. Just a little disappointed.
