"The Realtor representing Coldwell Banker United, REALTORS in this transaction, was late for one appointment with the buyer. The agent was in the middle of a negotiation, called the buyer to apologize and to reschedule, however the buyer agreed to wait. The agent was 15 minutes late to the appointment and did not pick up on any animosity by the buyer since the agent had called ahead offering to reschedule. Regarding the negotiation of the price the buyer was offering the seller for the house, the Realtor pointed out any offer that was not within market range and encouraged the buyer, based on their interest in the property, to consider offering a price within the market. However, the Realtor did make it clear to the buyer that it was their decision and all offers would be submitted to the seller no matter the price. The buyer’s response in this complaint that the Realtor was trying to get the buyer to offer the highest price possible, ignoring the offers the buyer wanted to make, does not reflect the experienced advice the Realtor actually gave to the buyer. Following the purchase of the home and post closing the buyer experienced a bad roof leak. Prior to purchasing the home, the buyer requested and received a home inspection. The Realtor followed up with an approval of all needed repairs from the home inspection, as well as, other repairs requested in the contract which the buyer signed. When the Realtor received the complaint regarding the roof leak and the buyer mentioned suing for damages, the Realtor's sales manager took over communications. The sales manager reached out and spoke to the buyer and realized that he was very angry at the seller for not disclosing the problem with the leaking roof prior to closing. The buyer chose to sue the seller and the seller’s real estate company. Coldwell Banker United, REALTORS was not party to the lawsuit. The manager at Coldwell Banker United, REALTORS did stay in contact with the buyer to show that the company was concerned for the family, but CBUR was limited as to what could be said due to the impending legal matter. In summary, Coldwell Banker United, REALTORS supports the actions taken by our Realtor and sales manager in this matter and feel the buyer’s consumer complaint does not fairly portray the actions taken by CBUR or the Realtor representing the buyer."
