We called Cabal Inspections and the staff did a great job on scheduling/follow-through. We arrived at the property at the appointed time and Ralph was already there, taking a look at the perimeter of the home. His inspection and report were thorough and pinpointed some issues with the roof and pool which we would not have noticed otherwise. Based on the report, we decided not to purchase the home. We feel that the inspection saved us a lot of potential future headaches and look forward to using this company again in our search for a home.

Excellent! Ralph proved to be a true professional and a master at his trade. Buying a house is a big commitment so we did a lot of research before hiring Cabal Inspection services. During the process Ralph invited us to walk with him as he did the inspection, he explained what he was finding and invited us to ask as many questions we felt needed answered. He was punctual, friendly, very thorough and gave us detailed reports. Ralph has many certifications and is or was Chapter President of the American Society of Home Inspectors. This was the first time I have had to use the services of a home inspector in about 12 years. Mr. Ralph Cabal was very punctual, courteous, professional and thorough. He beat us to the site explained what he was going to do and methodically & thoroughly went through the entire structure. He then gave us an on-site overall report on the defects & status of the structure, good & bad. We received his extremely detailed written report in a pdf file within a couple of days. I couldn't have asked for more. I will use him next time, as I decided not to purchase this particular property.

Ralph performed an inspection for a home I am considering purchasing. I do not live in Florida and was not present for the inspection. The report I received was detailed and thorough. He was available by phone to discuss his findings and recommendations since I was not present and patiently answered all of my questions.

I think Cabal did an adequate job. He spent a lot of time at the house and explained a lot of the issues with me. My biggest issues however were: 1) With insurance requirements, there are a number of wind mitigation/roof inspections that you can do. We got no advice/recommendations in what type of inspection our insurance carrier would need. I don't buy homes for a living so knowing exactly what we need is difficult. You would think they would tell you what is required. Instead, i had to ask a couple times after the inspection for additional reports after the inspection was done, which took a lot of time and was a hassle. They should tell you what you need ahead of time. 2) We found out that our dishwasher and washing machine were not working after we moved in. The motor on the dishwasher was busted and we had to pay $400 to get it fixed. We ended up replacing the washer/dryer b/c they were ripping the clothes apart. This wasn't listed in the report.

Excellent! Ralph was very thorough in his inspection and kept asking if we had any questions he could answer for us. He took his time with us and covered all the inspection points well. Additionally, I had accidentally put the wrong business name on his check and he was completely cordial about it and met me at the bank the next day so it could be fixed. All and all, it was an excellent experience and we are happy we found him. I would highly recommend.

Not much to say. When a professional does it right, they simply do the task right. Ralph was: on time, professional, had the report to back same day, gave some great advise about what he viewed about the house. Quality job.

I had an excellent experience with Raul Cabal. He was very professional and punctual. He performed a very complete inspection, along the way pointing out certain issues I would have to fix if I purchased the home. The took the time to explain how certain issues would likely cause other issues. The inspection report was written well and provided all the details of the inspection. Overall the services provided were very beneficial in determining whether to continue with my house purchase. Ralph Cabal arrived promptly at the appointment time. He then did a thorough inspection of the condo, including going to the roof and inspecting the AC condenser. His report was very well organized. It covered the electrical system, plumbing system, AC, kitchen and appliances. A number of illustrative photos were included to highlight problem areas.

The company performed well from start to finish. I got a verbal quote over the phone from Angela at the office, which was followed by a confirmation email with the price, date and time of the service along with the contract. I also received a ten percent discount as a member of Angie's List.On the appointed day I arrived at the scheduled time and found Ralph already there and up on the roof doing his inspection.Ralph was very polite, informative, thorough and professional in all aspects of the job. He explained in detail what he was doing and gave me some very good pointers on the house. He inspected everything, outside, inside, appliances, roof and attic and found some defects which I am now in dialogue with the Seller to adjust the sale price to take care of a major defect.I received the report the next morning complete with photographs. This was money well spent.Overall I had a very good experience with Cabal Inspection Services an would recommend this company highly for any home inspection service. Ralph was very professional and prompt. He provided a detailed inspection and walked me through anything he found that should be brought to my attention. I am very pleased with the service provided and highly recommend this company.

Throughout everything Mr. Cabal was professional and punctual for his appointments. His work was thorough, and his reports were very detailed. His reports included many photographs. The only small negative (and it is indeed small) is that sometimes it took him over a day to return my calls. But he works independently, and is very busy, so this is not unreasonable under the circumstances.

Mr. Cabal began the home inspection promptly, snapping photos and taking notes. Moving from one room of the property to the next until the entire home was inspected. I received information regarding areas of the home requiring repair with a walk-thru. Once the inspection was completed, I was assured I would be receive a detailed report...for which I have now to use towards completing the repairs identified. The final report is now serving as my blueprint to repairing my home!

we have used Ralph twice for Home Inspection services here in Miami Florida for Residential Home Inspections. Very friendly office people, easy to schedule appointments in a timely fashion. Ralph arrived punctually for the Inspection appointment time. Super nice and friendly guy, very well spoken and totally professional. He explains every issue on the house in detail to us the , home buyer, and recommemded what should be done to correct any problems and a rough estimate of what the repairs could cost. The turn around time for the emailed detailed report was the following day along with photo's. We highly recommend Ralph Cabal Inspection Services!

We were very pleased with this company. The inspector was punctual and very professional. He gave us the feedback we needed along with some additional helpful information. He even pointed out some things that the initial home inspector (the one we hired when purchasing the house) had missed. I wish we would have chosen him to do the initial inspection and perhaps we wouldn't be running into so many problems as we are now. I've used Ralph twice in recent months to look at two different, older (1940's) homes that I was thinking of buying. Both homes were charming but in both cases, the Seller(s) did not disclose serious and costly problems. Ralph carried out both inspections in a highly professional manner. He arrived promptly and went about his business with a minimum of disruption. He was pleasant and informative and able to explain relatively technical issues very clearly. His report, in both cases, arrived promptly, within 24 hours after the inspection. I was very impressed by his professionalism and knowledge and felt that I could rely utterly upon his recommendations. In the second inspection, where the scope of the problem required specialized expertise to define the degree of work that would need to be done and the cost to do it, Ralph was able to recommend another very competent and reliable professional (in this case, a structural engineer). Ralph is really a fantastic resource for any prospective homebuyer and I wouldn't think of buying a home without calling him in to inspect it first.

I called the office for information, a young lady explained the services and we made the appointment. I received confirmation via e-mail and Mr. Cabal called to confirm the appointment the evening before. He arrived promptly, introduced himself, and conducted the inspections with the seller's listing agent and me there throughout. Mr. Cabal is professional as well as personable. He worked efficiently yet unrushed and took the time to answer my many questions along the way. He provided his written reports promptly; neatly organized, clearly explained, with excellent corresponding pictures. I had a few more questions after the fact and he responded each time as professionally and as pleasantly. My buyer's agent, representing me, who has much experience in the real estate market, was also so impressed with his reports that she asked me where I found him! My experience with Cabal Inspection started with calling the office and having amazing service from Angie in Ralph's office. She was fast, organized, and really pleasant. On the day of the inspection, Ralph actually beat us to the house. He was halfway done with the outside of the home by the time we arrived. He was incredibly knowledgeable and walked us through much of his inspection, teaching us along the way. he even mentioned changing the pool drain for a model with less suction for the safety of our little girls. I feel really confident going back to the sellers w/ some needed updates and I can focus on fixes we need to make right away vs. long term plans. He was honest, thorough and a pleasure to work with. I would definitely recommend him!

Cabal Inspection Services was recommended by Richard Alexis of Accurate Building Inspection Services as Mr. Alexis' focus is mold inspection and remediation. As a courtesy to me as an Angie's List client, Mr. Alexis accompanied Ralph Cabal of Cabal Inspection Services to our pre-purchase home inspection. They both willingly accommodated my request for a tentative inspection appointment while we awaited confirmation that our back up purchase offer was accepted. I made several phone calls to both Mr. Cabal and Mr. Alexis and they were all answered promptly (and cheerfully). Both Richard and Ralph were generous with their time. Mr. Cabal was professional and thorough. He uses a laptop during his inspection to document the findings. The inspection report contained a narrative description of all the areas inspected as well as an addendum of photographs. The website, http://cabalinspections.com, has a sample inspection report. The contract for services as well as the report were delivered through an on-line system. All written reports were completed before the promised date. Mr. Cabal also provided wind mitigation and four-point reports at an additional cost of $75 per report. My only criticism is that I did not understand that I needed to request a wood destroying organism (aka "termite) report as an added service in addition to the general home inspection.
