It gives us great leverage with this info to negotiate and come to a reasonable division of financial responsibility for the repair work necessary to make this home safe for future occupants during the final weeks before closing. This is saving us a huge potential liability and surprise bill down the line. This is a seller’s market and one of the top ways buyers are getting the short end of the stick is by having to assume risks that sellers push them to abandon inspecting with the threat of just going with another bid.
