I'm a first-time homebuyer relatively new to Colorado, so I signed up for Angie's List to help me identify Denver-area's best home inspector (ASHI-certified). After reading ~40 reviews of HomeSpy Property Inspections, Inc. on Angie's List and another site, I contacted Chris via phone & e-mail on 30 Nov 11 to perform a radon test ($165) and home inspection ($455) on a property I'm under contract for. Since the EPA requires radon tests to run for at least 48 hrs, Chris came out on 2 Dec 11 and set up the radon testing monitoring equipment in the basement. Three days later, I met with Chris (he arrived early) for the home inspection and to review the results of the radon test. Unfortunately, it snowed the night/morning before the inspection (snow/ice covered the driveway/deck/roof) and was 10 degrees F outside. Still, Chris made the best of it and took the time to explain his observations/recommendations (which he annotated in his notebook/photos). After completing the exterior inspection, we entered the house and Chris inspected it from top to bottom (including the attic and basement crawlspace). After concluding the inspection (~4 hrs. later), Chris presented me the invoice and a 3-ringer binder w/ a homeowner's reference list. Later that evening he e-mailed me a 28-page inspection report (.pdf file). All in all, I feel better and more informed about my upcoming purchase of the property. Bottomline: if you're looking for a reliable professional to conduct your radon test and property home inspection, you'll be hard pressed to find one better than Chris.

I needed to have an inspection completed as soon as possible for a potential home purchase in order to close by our intended date; HomeSpy was very accommodating and provided us an appointment the next morning after our initial call. Chris arrived a little early to do an external walkaround to get a feel for the property, and upon my arrival, began a detailed walkaround to record his observations. I then joined him outside so he could explain his findings; we then walked through the entire interior and discussed, in great detail, all of the critical (and many not-so-critical) aspects of the home. Chris was extremely through, professional and patient. His findings helped us negotiate a lower price on our home, and we were able to extract further details and reports from the sellers of which we may not have otherwise been aware. He was very prompt with delivering the written report, and went above and beyond by continuing to answer questions regarding seller responses to the report. Chris performed a multi-day radon test, and I met him to pick up the equipment at the end, at which point he answered even more post-report questions at that time as well. We really appreciate his time and expertise and would highly recommend him to anyone else looking for home inspection services.

The entire experience was easy. I called Chris and was able to schedule an inspection of a home we were considering buying and was he was able to come out very quickly. He spent 4 hours inspecting all the systems of the home, and we were able to accompany him, ask questions, etc. He also set up the radon detecting equipment when he left. He returned 2 days later to retrieve the equipment and send us the report. I called him several times after he sent us the report with questions, which he was happy to answer. A very helpful part of his inspection report was list of recommended home contractors. We have used the list and been very happy with the services of everyone we contacted. I highly recommend Homespy Property Inspections.

The quality and professionalism of Chris' inspection were impeccable. He is a meticulous person, the kind of person perfectly suited to looking at an old house and spotting the serious and less-serious problems. In our case, Chris suspected the home had structural issues, issues which we hadn't noticed ourselves. We subsequently hired a structural engineer to a**** the home and his conclusion agreed with Chris': major structural problems. Chris is not a structural engineer (as he will and did readily state), but his attention to detail clued us in to a major problem and for that I am most thankful.

He should charge twice as much, but I'm glad he didn't. Excellent experience overall. He pretty much gave me an education on major aspects of home construction right along while doing the inspection. Treated my inspection as important with a lot of care to detail. Very straightforward, honest, knowledgeable, professional, polite and personable. Two thumbs up.

This is the fourth home we have purchased and the most thorough inspection we have had. Chris spent over four hours at the home and was extremely detail oriented. He explained everything to us, was very professional and knowledgeable. I would highly recommend his services.

Chris was here on time, and took about four hours to complete his inspection. He invited me to walk along and I did so for most of the inspection. He made it a point to show me and explain the importance of every problem he found. He offered his view on the importance of each problem or concern as a buyer would see it, and provided helpful info on approximate costs for fixes. His report was complete, detailed and included photos.

Chris is professional in his approach, and offers good guidance on what level of expert to select in making repairs. (handyman vs. plumber).

Chris Anderson arrived a half hour early and started with inspecting the exterior of the house. He was very though in showing and explaining the things that he saw as potential problems. He identified many hidden problems with the house and showed me why they were problems. Not only was he a very good home inspector, but a great educator as well. I feel like I know a lot more about the house now and I have a good idea of what to look out for in the future. The inspection ended up lasting over five hours for a 2300 square foot house. We also had him test the house for radon, which he had dropped off the detector a couple days earlier. The house ended up testing positive for radon (I would recommend that everyone test for this). He had the report to me the next day, which was very detailed (about 30 pages long), with the summary in the beginning highlighting the key items that he found (including pictures). I would definitely use Chris again and have already recommended him to a friend!

Perfect! Chris was extremely thorough, competent, and personable! He did not limit his inspection to the interior of the condo; he checked out the exterior of the building and the basement (where the boiler, plumbing, and storage are located). Even though I can only negotiate with the seller on issues with the interior, it was very good to learn of concerns with the common areas (i.e., HOA issues). Aside from conducting an extensive inspection, Chris offered a lot of useful information about costs and difficulty to replace and repair things that need updating.

From the initial conversation by phone to the completion of the inspection Chris was professional, on time, courteous, very patient, and so helpful! He did not rush through the inspection, he took digital pictures of everything to document his findings. I did not join him on the roof and the pictures were a great tool. He pointed specifics out to me in the attic, the garage floor, even took the furnace apart to show me how it worked, how to change the air filters, and how it performed operationally. Great information and he was a wealth of tips, and tools for everything from the roof to the basement. His findings were so complete we could go to the seller and ask for a few items to be repaired and they agreed to have the work done prior to closing. I highly recommend having an inspection and using Chris - you will not be disappointed!

This was worth every penny I spent and more. Chris of Home Spy was professional, courteous, and knowledgeable. The report he gave me was understandable and comprehensive. He spent a lot of time explaining things to me and made sure that I understood. I would definitely recommend him. That report found out some things that needed to be fixed before closing on the house and saved me several thousand dollars in repairs.

THE INSPECTOR WAS VERY THOROUGH IN LOOKING AND CHECKING FOR PROBLEMS THAT MIGHT ARISE. HE WAS VERY KNOWLEDGEABLE ABOUT HOW THE STRUCTURE OUGHT TO BE BUILT. HE GAVE GREAT SUGGESTIONS ON HOW TO PROPERLY MAINTAIN THE HOME.
