QUALITY HOME INSPECTIONS

Armando is amazing, and very knowledgable about all facets of construction and appropriate codes. He's punctual and extremely professional. I just purchased my 1st home and felt very secure in the inspection Armando provided. He went under the house, on the roof and up in the attic. He performed a thorough and effective inspection of the property. Not only did he inspect the home on the 4th of July he also emailed me the full report with detailed pics by Sunday July 5th!!! He has been available to answer questions and provide answer's (with code references) even after a month and half since the inspection!!WOW! If every service person was like this! A++++++

This is the 2nd time I have used Armando in 3 months, for a home inspection. He was early to both jobs, professional and got the reports to us in less that 24 hrs.Armando would bring things to our attention during the inspection, review the pictures and major issues with us on site, and then prepare a great report.

Armando was extremely thorough and professional. Answered all of our questions and then some. He arrived early for our inspection on a Saturday morning and delivered the full comprehensive report with photos by that same evening.

We interviewed many providers and while some didn't even bother to answer our questions Armando took the time to carefully explain what he would do during the inspection. Armando showed up to the home on time (even early as I recall), with all the hardware necessary to complete a thorough inspection (laptop, camera, lights, ladder, suit and mask to climb under and inspect UNDER the home). I followed Armando through the home and he was more than happy to explain small details and issues along the way as he documented issues (there were many he found). Armando also took the time to explain to the Seller's realtor in detail (with pictures on his portable laptop) what his findings were, and answered any questions the realtor had. We (my wife and I) were purchasing a home for our family (We have a baby girl) and were VERY concerned about any potential hazards (asbestos, leaks, etc.) and we were more than satisfied with Armando's thorough inspection and vast knowledge. We closed Escrow on June 10th and after being in the home for over a month we have found a few issues that were not found during the inspection, however ALL major issues (as far as we know to this point) were found and as a result of Armando's inspection we identified the following problems (and repairs were performed by the Seller's as a result): -Lack of proper drainage of the main home roof (followed up with a plumber/drain specialist to receive a quote) -Foundation water intrusion -Garage and Main Home Roof at the end of its useful life (followed up with a roofer to confirm and gain a quote) -Under-rated circuit breaker for stove (required replacement of line and breaker) -Fireplace remodel issues (seals + outer cover hazard) (followed up with a chimney expert to confirm and gain a quote) -Hot water tank safety valve (Temperature Pressure Relief (TPR) replacement required -Jacuzzi to be repaired We cannot recommend Armando enough. His expertise and ability to communicate effectively with the seller's realtor (verbally and via the extensive inspection report ) helped us to make informed and educated decisions on how to proceed with our future inspections and our eventual successful R&R (Request for Repairs). His inspection report consisted of the following files: Full Report ( 28 Pages) Pictures (12 Pages, with captions and detailed arrows/circles around problem areas in photos) Summary (5 Pages) Thank you Armando!

He told us the things that were wrong with a house that we were thinking of buying. He did a terrific job. He made a list of some hazardous things. He gave us enough information to help me make a decision about the property. He was nice and very engaging and gave us great advice.

Overall the inspection went very well. We followed Mr. Rosa through the house, while he pointed out and explained deficiencies, and made recommendations. The inspection went over the alloted time. Mr. Rosa graciously stayed until all questions and concerns were answered.

I called and made an appointment on 4/25. Armando, the owner, called me that afernoon and we scheduled for him to come on 4/28. He explained what he would look at, what he does and doesn't do. He arrived on time and was at the house for three hours. He first went around the outside of the house, checking the foundation, outside faucet heads, paint, roof, garage, etc. He then came inside and thoroughly inspected each room, the fireplace, and testing each light socket. He spent a lot of time in the attic assessing the structure, heater system, etc. His final destination was under the house. I have a bathroom that has suffered a lot of water damage over the years and I especialy wanted him to look at the support under the bathroom. What's wonderful is that he took pictures everywhere he went. When he was done, we sat down at his laptop and he reviewed his findings via his photos and it gave me an opportunity to ask questions of an objective professional. He then sent me his detailed report and the photos via email. Outstanding as advertised. He went through narrow crawl spaces above and below taking pics. He arrived early and delivered full report and photos within 12 hours. Furthermore he was very helpful in interpeting his findings in terms of seriousness and potential remedies

All the other Angie's List reviews were spot on. Armando was prompt, professional and extremely thorough. When I scheduled the appointment I asked him if rain would cause us to reschedule. He said "No, it's good if it rains, makes it easier for me to find the leaks" It did rain and he crawled all over the house and spent over an hour in the crawl space. He reviewed the pictures with us right there. I flew my Dad out for the inspection because he has 40 years background in the construction industry and he just kept nodding his head and agreeing with everything out of Armando mouth. He e-mailed us the full report the next morning and has answered several follow up questions. Ultimately, the inspection uncovered a lot of issues which might affect the deal on the house but at least I?m negotiating with full knowledge of the property now. THANKS Armando!!

I am a single woman buying my first home (condo) and was pretty nervous about the home inspection. Most of the process of buying didn't scare me but I was worried about my lack of repair knowledge and skills. Generally, the inspection is the last contingency you give for opting out of the sales deal. I was nervous I'd make a costly mistake. The agency I worked with gave me a list well reviewed inspectors (from their clients) to help me narrow down my choices. I noticed one inspection company on both their list and Angie's list - Quality Home Inspections. I was hoping for the best. While waiting for the listing agent, Armando appeared a few minutes early. I was standing with one of my agents who turned to me and said Armando's terrific, I'm glad he's doing this inspection. Then the listing agent appeared and made a similar comment. Two more agents, two more comments! (If you're keeping count - that's four!) I felt pretty good about my choice seeing that both the seller and buyer agents were happy to have him for the inspection. He conducted a general inspection and made sure he explained what he was seeing. For things needing attention, he explained what was wrong with them, how they needed repairs, gave me a general idea for some items on what the parts cost (not labor), told me how to clean filters on a vent, how to turn off the gas on a wall heater and who to call to get it back on, didn't mind my questions...(what kind of person do I call? a plumber?) He told me what the maintenance entailed, where to look for leaks, and gave me some great ideas on future improvements for my unit. He didn't just point out necessary repairs to me, he also told me positive features of the unit. (double pane thermal windows. high end appliances, who knew?) Armando's friendly, knowledgeable and left me feeling confident. When the inspection was over, I had a clear idea of what the issues were with my future home. I don't feel intimidated by repairs I will be responsible for. If I ever need another home inspection, I wouldn't hesitate to hire him again.

Mr. Rosa may have been at the property for 3 hours. He inspected each unit thoroughly and provided us with photos of each potential problem. We were able to asked him questions per email about the report and received answers to our questions almost immediately. I have nothing but good things to say about this individual, Mr. Armando Rosa, and his company.

Armando was on time (in fact early), was extremely professional and informative, made sure that we saw each item on his list and took photos as well, and even fixed a broken bulb and stuck garbage disposal along the way. His report was delivered promptly when he said it would be, contained detailed information about all necessary repairs and he even researched a class action lawsuit involving one of the appliances. I have had a number of inspections performed on properties in the past and I can say without a doubt that Armando is the best. I highly recommend him and will definitely use him again.

This was a great experience for us. Even with high expectations based on all the great reports here, we were still very impressed! Armando was right on time and spent at least four hours at the house. This is our first home purchase so we had a lot of questions. My husband and I followed him around for most of the inspection and he pointed out and explained everything of note, so that when we got his (very thorough) report the next morning there were no surprises. We felt that the price was very reasonable for the amount of time and expertise that Armando put into the inspection. We would definitely hire him again or recommend him to friends.

Our home inspection was detailed, thorough, patiently explained, and an education. Armando arrived early and was there for several hours (over 3, maybe even 4) and went through everything inside and outside the home. An excellent experience and I would recommend this company to anyone!! Absolutely money well spent.

We arrived at the house 15 minutes prior to the appointment and Armando was already there and had already begun inspecting the perimeter of the house. He checked every outlet, switch and appliance and checked into every cabinet. He didn't gloss over any aspect of the house. He welcomed all the questions we asked (and we asked a lot) and was able to answer us in everyday terms that we could understand. He was patient and thorough and had such a calm and relaxed manner. The inspection was in the morning and he had the report sent to me via email by dinnertime. He is the consummate professional. I can't recommend him enough!

Setting up an appointment with Armando was quick and easy. During our initial conversation he took the time to give me an overview of the home inspection process and to answer my questions regarding his certifications and experience. When I arrived 15 minutes early, Armando was already there and ready to go. Armando conducted a comprehensive, detailed inspection of the house and detached garage. He inspected the exterior, interior, roof, attic, and crawl space. During the inspection he took the time to explain his general observations and areas of concern. Armando is very knowledgeable and patient. Often he would have to explain things more than once or in different ways. As a true professional, this did not bother him at all. A few times he even drew me a quick sketch or showed me the picture he took so I could understand the situation. I received his official report by 9 am the next day. It was also very comprehensive. It contained a full report, notes, photos, and a summary report. I called Armando with some follow up questions a few days after reviewing the report. He answered all of my questions and even gave me a few referrals. If I ever need another home inspection, I will be sure to use Armando.

I was worried when I noticed it was raining on the way to meeting Armando at the house at 8am, because he might not be able to inspect the roof if that was the case. When I got there it turned out he had arrived an hour early (7am!) to do the exterior and roof inspection because he knew it was going to rain! Very thorough, expert eye for issues in detail, and friendly enough to carefully explain problems that he finds. Haven't yet received the printed report but I already know everything that will be on it and am confident in his performance that it will be great.

Setting the appoint was simple and fast. Got a return call soon after leaving a voice mail. Armando was there on time and ready to go. Very professional. He performed a very comprehensive inspection and was very informative immediately following completion of the work. I received the inspection report later that day in a very readble format with photographic evidence of ares of concern. I had a few questions and Armando answered via email with thorough explanations. Overall, Armando did an outstanding job, combining his extensive experience and knowledge with excellent communication skills. I would definitely recommend Armando.

Not to sound like a broken record--since I know there are already so many great reports here--but our experience could not have been better! Armando arrived at the house before me and got to work immediately on the outside. He then surveyed the inside, the attic, and crawl space, all the while taking the time to explain important information to us as he went along. Since we're first time home buyers, this is all very new to us. Armando was extremely patient and really put our mind at ease. He was very thorough-the whole inspection took about 3 1/2 hours-which we appreciated.

We didn't have the inspection, but we were pleased with his integrity in terms of how he recommended possibly not using his services given what we needed. If we need a home inspection, we'd be sure to call him.

Armando is my angel. he arrived early, went up on the roof, climbed into the attic, and even the small crawlspace under floor to check everything. He was so thorough and went the extra mile to check the spaces which we would not even know it existed(the owner obviously does not know). That is what I called an example of professionalism and outstanding work ethics. After finishing his work at 5pm and explaining to us very clearly for half an hour using reguar terms (very important to me), he sent me my full report (27 pages report and 9 pages of pics) at 6:55 am the next morning. He wrote down detailed notes and recommendations. I love it. I do not know what else I can ask for in a service.

The inspection went very well. Armando is the consumate professional and communicator. I got a thorough understanding of many of the components and quirks of the property. Prior to the inspection, I was just not up to speed on GFI's or listing water heaters that need to be straightened and then supported with a wood block. Like any good inspector, he focused on the details, and then explained everything. He identified leaks in the bathrooms, pinpointed the source of water spots in the main living area on the ceiling, and wrote up a doggie door that needed to be replaced with a new solid door because it compromised an area designed to slow down a fire. The full written report provided complete, coherent information and recommendations for the homeowner. Armando is really quite brilliant.

Armando was great! He showed up earlier then the appointment time and got right to work inspecting the house. He was understanding of our needs and we were side by side with him as he inspected the house and answer any questions we had. At one point as he was about to check under the house through the crawl space, he invited us to go with him (I accepted) and he provided me a coverall and flashlight as we both went under the house. When it was all over with, Armando took the time to summarize everything for us and later emailed the house inspection report to our agent and us the next day. The best part was when we had some questions or concerns about the house days later, we could email Armando. He was prompt and courteous in his reply, easing our fears about the daunting task of buying a house.
