Armando was incredibly thorough, helpful, and genuinely seemed to care that I understood everything that we were looking at. He carefully went over every part of the house, made sure we understood the issues and what were serious issues that would require a specialist. Armando is clearly a very experienced inspector, and I will absolutely use his services again in the future!
With regards to the inspection report, Armando provided us the completed report the same night that he conducted the inspection. The report was just as thorough and helpful as he was in person. It is a document that I will be using to plan out our home repairs / upgrades, so well worth the money.
In summary, I would absolutely recommend Armando to anyone looking for a home inspector.
This was a GREAT experience. We inherited grandmother's home when she passed, and now it was time to sell. We had it rented in the past, so I flew in front out of town to make all the sales arrangements.
We wanted to have the home inspected as part of us getting ready to put it on the market.
Mr Rosa showed up right on time and spent several hours going over the house w a fine tooth comb and providing my family with a full inspection.

We went ahead with the purchase with a lot of confidence knowing what we were getting ourselves into. Jerry's report has helped us communicate effectively with contractors who we have hired to investigate and correct some of the issues. Armando's inspection seems to have been very comprehensive, with an easy to read report complete with pictures of trouble spots/ items of interest/ visual clarification. We were very pleased with his responsiveness, ease of scheduling, his on-the-job manner, and prompt handling of the final report.
It might have been nice to get the call that he was available early before he showed up, but I can't really fault him for getting in early and getting the job started when it was within his power. It didn't hurt to get everything done in half the time expected, either.
I liked the fact that Quality Home Inspections does not contract to perform any of the potential corrective actions. This ensures that his reporting is completely objective and there was no reason to "add on" items for possible future contracting work.
Armando was professional, accurate and thorough. It was a pleasure doing business with him.
Gets on the roof. pointed out AC had a leak.
Then goes into the house, checks every door/window/appliance/sink/electrical outlets.
Then goes in the attic. Checks for insulation. Gets into the crawl space. Takes ample pictures so you can see and understand everything.
Explains codes from time to time as and when they changed. Why what material was used. His knowledge is immense.

He spent about 3.5 hours at the site, took lots of pictures and delivered an easy to read 43 page report within 24 hours.
Made one recommendation that I had not anticipated and worthy of note. The house I'm purchasing is going to be tented for termite fumigation. Armando recommended that I have the roof (tiled) inspected before and after the tenting as termite companies often damage tiles while setting up the tent, but are not liable as they make the seller (who will be hiring them) sign a liability waiver. Having the before and after roof repair costs would enable me to ask the seller to compensate me or repair any damage caused by the termite company. Note, at a minimum, the seller has the responsibility to deliver the house to the buyer in the condition it was in when the purchase agreement was signed. Seller is obligated to repair subsequent damage. Had Armando not made this recommendation, any damage caused by the termite company would have gone unnoticed as I had no plans to climb the roof (or hire someone to climb the roof) and check out its condition after tenting.
