I found Armando through Yelp & Angie's list and he had great reviews on both sites, so we gave him a call. 
Armando was incredibly thorough, helpful, and genuinely seemed to care that I understood everything that we were looking at. He carefully went over every part of the house, made sure we understood the issues and what were serious issues that would require a specialist. Armando is clearly a very experienced inspector, and I will absolutely use his services again in the future!
With regards to the inspection report, Armando provided us the completed report the same night that he conducted the inspection. The report was just as thorough and helpful as he was in person. It is a document that I will be using to plan out our home repairs / upgrades, so well worth the money.
In summary, I would absolutely recommend Armando to anyone looking for a home inspector.

This was a GREAT experience.  We inherited grandmother's home when she passed, and now it was time to sell.  We had it rented in the past, so I flew in front out of town to make all the sales arrangements. 

We wanted to have the home inspected as part of us getting ready to put it on the market. 

Mr Rosa showed up right on time and spent several hours going over the house w a fine tooth comb and providing my family with a full inspection. 

We were able to provide this to an interested buyer, BEFORE they placed an offer, and this really worked in our favor in the negotiating part.

Armando was very professional, experienced, and knowledgeable. He showed up on time, and even though it was raining he reassured me by demonstrating the benefits of inspecting a home while raining --we spotted a leak in the garage. The inspection was very thorough, taking just over a couple hours. He took many pictures and notes throughout the process. The very next day, he emailed a complete and detailed report that included clear notes, recommendations, and pictures.

If you live in the los angeles, southbay area then I can't recommend Armando any more highly. He took his time and looked over a potential purchase house extremely thoroughly. He is polite, patient, intelligent, experienced, and exceptionally good at explaining everything he sees as a problem or a potential problem. I am a first time buyer shopping for a house so I didn't know anything of what to look for, now I feel so much more informed. Be sure to attend your inspection and you will learn so much!  Armando's inspection made me choose not to buy a particular house. I believe he helped me avoid a likely "lemon" with potential foundation problems.  Sellers don't know (or won't tell) ALL the problems with their house, so you NEED a good inspector, if you use Armando you will get a GREAT inspector!  And he inspects condos too.  

The property is older, and had a number of issues which we already knew about. Jerry identified all of them, and many more. His detailed pictures and notes on all of the items that he found were extremely helpful. He also called me to talk about some of the more complicated issues and to make sure I understood everything. Jerry was very frank and professional, which I greatly appreciated.
We went ahead with the purchase with a lot of confidence knowing what we were getting ourselves into. Jerry's report has helped us communicate effectively with contractors who we have hired to investigate and correct some of the issues. I believe the report will continue to do so as we make the house into our dream home.

Mr. Rosa prepared a detailed and thorough inspection report. He clearly explained his findings, and documented them in the report's photos and annotations. Our appointment to meet our realtor and Armando at the condo was for 2 pm. Around 1:30 the realtor called to let us know we should get to the condo because Armando was already there. His appointment before ours hadn't taken as long as expected, so he came directly to our place to get started. When we arrived, he was already half done with his observations and was able to get right into pointing some things out to us. He was very courteous and thorough, going into detail and expanding on things when we had questions. He pointed out the things his visual inspection does not cover and where we should have a specialist come in to check on things (an electrician for some apparently improperly installed 3-way switches/ an asbestos specialist to check on the condo's pre-1978 acoustic ceiling).

Armando's inspection seems to have been very comprehensive, with an easy to read report complete with pictures of trouble spots/ items of interest/ visual clarification. We were very pleased with his responsiveness, ease of scheduling, his on-the-job manner, and prompt handling of the final report.

 It might have been nice to get the call that he was available early before he showed up, but I can't really fault him for getting in early and getting the job started when it was within his power. It didn't hurt to get everything done in half the time expected, either.

Armando's service was excellent is all regards. He arrived early and began his investigation as soon as he could. He told us what he was going to do and what he would provide after the inspection was completed. He was at the house for 3.5 hours inspecting every nook and cranny. Our intent was to find out what needed to be repaired or replaced before putting the house on the market. He provided a complete list of projects we could plan to do.
I liked the fact that Quality Home Inspections does not contract to perform any of the potential corrective actions. This ensures that his reporting is completely objective and there was no reason to "add on" items for possible future contracting work.
Armando was professional, accurate and thorough. It was a pleasure doing business with him.

He arrives on time. Starts with inspecting yard. Points out sump-pump and how it was not well designed.
Gets on the roof. pointed out AC had a leak.
Then goes into the house, checks every door/window/appliance/sink/electrical outlets. 
Then goes in the attic. Checks for insulation. Gets into the crawl space. Takes ample pictures so you can see and understand everything.
Explains codes from time to time as and when they changed. Why what material was used. His knowledge is immense.

Armando met us at the property right on time and performed a complete property inspection.  He was very informative and welcomed us to shadow him and pointed out what he found as the inspection progressed.  The deal for this property eventually fell through, in part because the seller was unwilling to address some troublesome issues Armando identified.  We now have a contract on a different property and will be using Quality Home Inspections again.

I am purchasing a new construction home and needed an independent home inspector to view the property for any issues prior to my walk-through with the builder the following day.  I scheduled an appointment for Sunday at 2:00pm.  When I arrived 10 minutes early, Armando was already at the house and prepared for our visit.  He did a very thorough job both inside and outside of the house explaining (in layman's terms) the materials used to build the house, their purpose and the pros/cons of using such materials.  Armando also took the time to separate the items that he found into a "nice to have vs. must have" list.  From start to finish, the inspection took approximately 1.5 hours and I felt very well prepared to meet with the builder the next day.  At the end of our appointment, Armando inquired about the exact time of my meeting with the builder.  When I told him that it was 9am on Monday, he advised that he would have a written report to me in time for my meeting.  I advised him that I had taken thorough notes during his inspection and was confident that I would be prepared for my meeting with just those notes.  However, when I arrived at work on Monday morning, I opened my email to find a message from Armando with an attachment of a well-written, detailed report on the home inspection completed the prior day.  As a result, I was able to point out the minor issues found during the inspection to the builder during my walk-through and will have the items fixed before closing.
Armando is an extremely pleasant, patient professional and a joy to work with during the home inspection.   I would definitely utilize his services again in the future and will recommend him to everyone I know.  Thanks Armando!  And thanks Angie's List!

Armando is terrific.  I live out of state and was visiting my mother for the weekend.  I convinced her to get the house inspected to understand what work should be done to sell it sometime in the future.  However, that was on Friday and we wanted to get it done before I left on Sunday.  Armando returned my call immediately and was amazingly accommodating with scheduling an inspection. Armando is professional; takes the time to answer any question you may have; provides an excellent report with pictures and explanation.  The report gives both great detail as well as a prioritized summary. I interviewed several home inspectors and found Quality Home Inspections on Angie's List, Yelp, and he was referred by another company who wasn't available for 3-4 weeks. I spent about 30 minutes with him on the phone to understand exactly what his experience and credentials were, what was included, how the inspection would be conducted, and how the report would be prepared and delivered. I was impressed with his professionalism during this interview and his willingness to take the time upfront to explain everything. I showed up 10 minutes early and found him there already inspecting the outside of the house and surrounding structures. Armando came prepared to look at everything, and provided tips (like with multiple pets in my home, I would probably want to replace the filter on the heater monthly) that really weren't necessary but were appreciated. I stayed with him the entire time to be sure I understood everything he was looking at and what caused him concern. After he finished the inspection, we reviewed all of his notes and discussed the things that would show up in the final report. This gave me the opportunity to ask any questions and him the opportunity to show me exactly what he had observed since we were still at the house. The final report was professionally prepared and was in my email inbox later that night. It included detailed notes about the inspection and pictures of everything. Armando promptly returned my call to set up an appointment..  He did a thorough job and spent around 3.5 hours performing the inspection.  He was very thorough and took the extra time to explain and answer any questions that I had.  He provided recommendations on how to remedy some of the problems that was found.  I was emailed a 40 page detailed report the next morning. Armando is extremely reliable and it was a great experience working with him.

I hired Armando to inspect a Spanish Style home built in 1929 that is currently in Escrow.  I selected Armando based on the recommendation of a realtor I know, and positive comments on Angie's List.  He lived up to his all aspects of his stellar reputation.  Excellent punctuality, pricing, responsiveness(pre and post inspection), professionalism, quality work.

He spent about 3.5 hours at the site, took lots of pictures and delivered an easy to read 43 page report within 24 hours.

Made one recommendation that I had not anticipated and worthy of note.  The house I'm purchasing is going to be tented for termite fumigation.  Armando recommended that I have the roof (tiled) inspected before and after the tenting as termite companies often damage tiles while setting up the tent, but are not liable as they make the seller (who will be hiring them) sign a liability waiver.  Having the before and after roof repair costs would enable me to ask the seller to compensate me or repair any damage caused by the termite company.  Note, at a minimum, the seller has the responsibility to deliver the house to the buyer in the condition it was in when the purchase agreement was signed.  Seller is obligated to repair subsequent damage.  Had Armando not made this recommendation, any damage caused by the termite company would have gone unnoticed as I had no plans to climb the roof (or hire someone to climb the roof) and check out its condition after tenting.

Armando was prompt (even arrived before we did) and had already begun the inspection.  He was extremely professional and personable!  We found him immediately likeable and were impressed with his thoroughness.  He detailed the old and new areas and had suggestions for less expensive ways to remedy deficiencies (DIY) which we appreciated.  I would highly recommend Armando and this company for your home inspection needs.

Armando came 20 minutes early and immediately got to work inspecting the outside of the house.  This is our first time buying a house and he was very helpful with answering all sorts of questions.  If he saw something questionable he got our attention and explained the problem right away.  At the end of his inspection he gave us a brief summary of issues.  Late that evening (we are both night owls) he emailed me the 44 page report including color photos and red print for all the items that are need of repair/further inspection by a specialist/questionable items.  Overall an excellent experience and worth the money.
