"Paid $375 for a property evaluation that was $250,00.00 lower than what we were being taxed for. After questioning the evaluator, she reevaluated the property to be in line with tax appraisers. Don ' t know if this company is accurate in what they do."

"He was very professional. He had ran over at a previous appointment, but was courteous & let us know ASAP. When he arrived, he introduced himself, explained what he would be doing & got right to work. He started on the roof, went into the attic, basement, crawl spaces, anywhere you could get in the home. He took hundreds of pictures. When he was finished, he went over everything with us. It’s a bit overwhelming, but he seemed more than happy to answer questions & gave thorough explanations. He also writes up a report and emails it to you, as well as giving you the pictures. His pricing was very competitive. I believe the regular price is about $250 & we paid $300 because of the age of the home. My husband built houses for many years & was impressed with his work & the report he gave us about the home. I would definitely use his services again."

Property Appraiser questions, answered by experts

The cost ranges from $300 to $500, depending on the property's size and location. Due to their complexity, commercial appraisals may cost more.

They provide objective, third-party valuation, guiding fair sales or purchase prices.

Yes, experienced appraisers handle a variety of property types with tailored methods.

The differences between market value and appraised value depend on the local market, so they can match, or either one can be higher than the other. In a “seller’s market,” where there is an abundance of buyers, market value will likely sit higher than the appraised value because there’s more demand for the low inventory of homes. In a “buyer’s market,” where there are more homes than there are buyers, the market value is more likely to sit below the appraised value to entice buyers.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.
