Known for their sleek and minimalist look, flat roofs are becoming a popular alternative to higher-pitched roofs. If you’re considering installing or replacing a flat roof, one of the first things on your to-do list will be contacting a roofing professional. During that conversation, you can expect the pro to ask about your budget and schedule, as well as a few other common flat roof questions, which you’ll find below.

1. What kind of roofing material would you like?

Flat and low-pitched roofs generally use different materials than steeper roofs. Single-ply roofing—such as Ethylene Propylene Diene Monomer (EPDM) or Thermoplastic Polyolefin (TPO)—is a common choice, but spray foam and metal are also popular. If you aren’t sure which flat roofing material is right for your home, your contractor can suggest some suitable options.

2. What condition is your roof in?

Your roof’s current condition has a big impact on your project’s budget and timeline. For example, if a tree fell and damaged one section of your roof, your flat roofing professional may only need to replace the damaged area. It takes about five days of work to replace a flat roof. However, large or complex projects could take longer. If your roof is seriously damaged and needs immediate replacement (for example, after a storm or natural disaster), you’ll need to find a roofing company that performs emergency roof repair and replacement (but expect to pay more for any urgent services).
