Modern Electric inspectors showed up in a timely manner both for the inspection and later for the rewiring and installation of a new breaker box.
When the inspection was down, Modern Electric found that the garage was wired incorrectly, apparently by the original (only) prior owner and then apparently did not pay much attention to the actual living space in the house. They also found that the breaker box was overloaded, not big enough to handle everything electric, and needed to be moved to the outside of the home instead of being in the garage. The seller of this home had to pay for $2800 (can't remember exactly) for rewiring of the garage and installation of a new breaker box on the outside of the house because they were considered safety issues and city code issues. They also replaced the two outside receptables, which were not GIF or whatever the initials are and replaced them.
After closing on the home and moving in, I found that the wiring in the house was almost as bad as the garage. Modern Electric inspectors missed the fact that some of the receptacles are upside down and some are right side up, one receptable in a bedroom was broken, the downstairs family room was "wired backwards" according to an electrician I had to get to replace a ceiling light fixture, and other problems. They did not note that there was no receptable at all in the bathroom, which I would think they would have reported. A bedroom downstairs that I use as an office has terrible wiring and really hampers my being able to use office equipment as I need to. Apparently this room was not even looked at or tested. None of the rooms in the house had apparently been tested with any kind of meter.
This house probably should be completely rewired, but as a single homeowner, I cannot afford to have that done. Knowing I would not be able to afford big ticket repair items is why I had an electrical inspection done in the first place. Modern Electric really let me down.
