Inspection seemed complete. We got a good review...48 pages in a binder, with pictures. We purchased the home. We later discovered a few problems. Nothing major, but still enough to be disappointed that they weren't caught at inspection time: First, we decided to add insulation into the attic. Our report indicated that there were '12-15 inches of insulation in the attic for an approximate rating of R50." Well, he could not have gone into the attic very far. Yes, there were 12-15 inches of insulation in places, but there were other places were there was NO insulation. None. Meaning we could see the back of the dry wall that make up the ceiling. It looked as if someone had gone into the attic, sprayed insulation in a circle, and gone out....you could see the "shadows" made by the rafters that had blocked the insulation. We ended up adding a ton more insulation than we planned on, but thank goodness we had thought to do it! No wonder our heating bills were so high! Second, we had had a recommendation to add GFCI outlets in a couple places in the house: laundry room, bathroom, near the sump. We called an electrician to come in and he said we had GFCI circuits at the circuit breaker. Didn't make sense. Third, the gas fireplace had a note: "Gas fireplace not in service at the time of inspection." Not in service? Light the pilot light and turn on the switch? To discover it was not working at all and needed service to make it work? That would have been nice to know when negotiating the purchase price for the house.
