I had a very bad experience with the previous management company I used. I had them for two years and went through about 5 tenants and thousands of dollars in pet damage to one unit.
I found Real Property Management services on Angie's List but they did not have a rating at the time. I looked at many others and made many calls. RPM seemed the most professional the the location of their office was also a benefit. After speaking with the manager Rob, I realized his goals were aligned with mine.
This review is written 6 months after I hired them.
1. They charge a percentage of collected rents. This forces them to properly screen their tentants so they stay longer. If I don't get rent, then they don't get paid. It's a win-win-win situation for all parties.
2. They use 1 year leases. This also enforces the first point. Short term tenants tend to not treat your property with respect I have found. Also turnover is by far the #1 expense. If the unit is unfilled, it's hard to make money.
3. They have an online system to track Pand L.
4. I hardly hear from them and the rent money just shows up in my checking account. This is how most would expect this to work but only good management companies get this right.
5. Rob worked very hard to transition from the previous management company to the new one at the start of the year. There were some problems with the utilities being transferred over but we were able to resolve those.
6. Proper handling of high priority issues - I had a dying tree on my property. It had a limb break off and damage a tenants car. This happend in 2011 prior to RPM taking over. The previous management company hired someone without my approval and didn't clean it up the way I wanted. This year after RPM taking over, another limb fell off but luckily it did not damage a car. Rob gave me a range of choices and he contacted tree removal servies with my concerns. I asked him to just remove the tree (which I would have had the other management company do in the first place but they charged me 300 for just a trim). He handled it in a timely matter and the issue was resolved without any problems. Such a good experience for a potentially dangerous problem.
7. They do not neglect the small time investor. I only own a single property and I know they manage properties with at least 20 units. Even though I am such a small percentage of their pool, I do not feel I am being neglected in any way.
I would highly recommend them to any new investors. When I add new properties to my portfolio I will definitely have them manage the property.
