Description of Work: this is what was contracted | |EDMUNDS & COMPANY LOG HOME RESTORATIONS, LLC will furnish the labor and materials to restore your log home as follows. |as follows: |1. Replace logs and crowns per project worksheet, below COST: $23,250 |2. Blast exterior logs and siding to prepare for finish |Apply borate treatment to exterior logs and siding |Apply Sansin brand stain to exterior logs and siding COST: $22,650 |All materials are guaranteed to be as specified. Replacement logs will be dried cedar. The work to be performed |will be in accordance with our procedures (below) and drawings and will be completed in a professional manner. Any additional work beyond that specified above will be negotiated separately from this contract. This proposal may be withdrawn if not accepted within 30 days. |COST and PAYMENTS: The work specified above will cost $45,900. A down payment in the amount of $22,950 will be |due ten days before the work begins. |Warranty - 10 years against rot in "all the log work that we do" | |Here is how it went...... | |It started off with the blaster crew covering an outside working and powered on air conditioning unit - burning out a relay which had to be replaced by our AC company. The next physical damage came via a chain saw cutting into a 50 square foot trapezoid picture window resulting in ~$3500 of damage. | |There was no testing of the media - they came with a pallet of glass media and that was what they used - also there was NO prediction with any accuracy as to the final result of the process. The amount of old stain remaining on the house is significant and no attempt was made to remove it further. Instead the stain crew came on site and after we choose a color sample from a test stained log, began staining the house. That went horrible wrong and per my request was stopped before completion. The color of the stain applied was so much darker and splotchy and did not match the test stained log at all. Explanations were given that the wood had the cambia layer exposed and\or tannins caused the unacceptably dark color of the stain. Neither explanation holds any validity as I spoke to the highly respected builder and he mentioned the cambia layer was removed when the logs were harvested and even if it was possible for it to exist the media blasting would have removed it. After numerous exchanges with the stain manufacturer, Sansin, it has been confirmed the stain color was not matched properly by the Edmunds & Co "color specialist" - site supervisor). Sansin has sent numerous sample stains which do match the stated color Sansin states it should be. All I can surmise is that one of two possible explanations are plausible. | |1. either the wrong stain color was applied (or the stain was not properly stirred before application) - this is impossible to verify as all empty stain buckets have been removed from the project work site. | |2. the logs were not properly blasted\prepped to accept the new stain color | |other blasting issues: |1, As a result of the blasting, we now have leaks (maybe a seal was broken along chimney - leaking black "soot" down wall onto carpet initially after blasting and now ongoing in moderate rain storms) coming in from the upstairs bedroom. | |The entire north, west, east and 40% of the south walls are in different stages of the stain process (manufacturer recommends 3 coats be applied - 2 of color and a top coat of UV protection). While the stained portions of the north and east walls are cedar siding and is significantly darker than what we requested, we do not want any more workers in these areas due to the fact that other recent projects in these areas are at risk of collateral damage. |We have requested the following from Edmunds and Company, via email dated 8/24/2015. | |The unacceptable stain color on the west side, south facing front of the house, 2nd floor dormer, south facing garage porch area and cedar siding on the garage doors needs to be removed. After you re-blast these areas, we'll do some control tests before proceeding with the staining. We feel, since our agreed upon color request from your sample stained logs was not what we received, this remediation is Edmunds and Company's responsibility. |We also ask that any external "leaks" that now exist be repaired at the contractor's expense. | |The logs and crowns replacement of our agreement was budgeted for $23,250 - after the 2nd week of work the budgeted amount was increased by $11,000. Logs and crowns that were not rotten were not to be replaced however the on site crew removed both rotten and good log sections and crowns -- explanation to me was "to make the appearance be more consistent" with the new log sections being replaced. |The contract first line states - EDMUNDS & COMPANY LOG HOME RESTORATIONS, LLC will furnish the labor and materials to restore your log home ......... Our log home has NOT BEEN restored but has been altered and now has a hideous stain result. To date we are left with an unfinished project with an unacceptable stain result on a portion of our home and bare unprotected wood exposed to the elements in North West Wisconsin on the remainder with no further contact with the contractor. |
