My home has vinyl siding - as do all of the homes in this Westview Ridge development. The vinyl panels are not properly secured on my home, and on many other homes. This is a Kansas-windy area, and on several occasions I have discovered entire siding panels that have been blown away from adjoining panels, exposing Tyvek house wrap that does not always prevent water from entering the home. Inside the home, Kegonsa Builder's homes are painted with a very thin, very cheap, latex paint that cannot be washed - even with plain water - without staining or removing the paint from the wall. The small amount of exterior paint the company uses for exterior door frames does not stick to much of anything, and is generally peeling off of surfaces within a few months. This builder also purchases and uses reject countertops for bathrooms and elsewhere. Installers cannot help but know they are working with defective materials because many of them lack essential features, such as four fused support blocks required to keep counters properly positioned to vanities. No effort is made by Kegonsa Builders to compensate for these kinds of defects. I, and many other Kegonsa Builders victims, have learned to expect weather leaks through doors, windows, and into basements. Rain water leaks are the most common problem, but drafty doors, vents, basement egress windows, and much more are quite common as well. Door seals generally require immediate replacement. Kegonsa Builders includes a [federally mandated] 12-month warranty; but for each item under warranty, Kegonsa Builders has roughly three escape clauses. The one used most frequently is "at builder's discretion". For example, I paid for a state certified inspector to catch potential problems. He caught a number of them, but only a fraction of those that surfaced almost immediately after purchasing and moving into the home. One of the inspector's findings involved several asphalt roofing tabs that had been improperly attached or defective. The inspector required those tabs to be replaced, and the builder signed off on that in an amended offer. But instead of replacing the tabs, a retired telephone repairman was dispatched to pour tar across them. Nothing more was done. There are dozens of stories like mine throughout this small neighborhood of about 70 occupied homes. There remain about 40 unsold lots, some with unsold speculative homes on them. Even if the economy was healthier, I doubt many of them would sell. Too many people have become victims of Kegonsa Builders, and they are all too eager to share their experiences.
Description of Work: I purchased a half-duplex single family home from Kegonsa Builders in July 2007. The home had been sitting unsold for nine months when I made the purchase. I failed to take a hint from previous potential buyers by not looking for existing homes that were not built by Kegonsa Builders, or renting something in the interim. The home quickly became a 'money pit' and a massive fixer-upper. My home was a speculative home - one of the millions built prior to and during the first year or two of the housing market collapse that were built for no one in particular. I have since learned that Kegonsa Builders' contract work is no better than that for speculative homes. There are dozens of wrenching stories about home purchases within the past four years that are quickly turning to rubble, have leaks that cannot be repaired, have numerous construction defects - none of which have ever prompted Kegonsa Builders to make their sorry work whole. Sidewalks have been improperly poured, and are decaying rapidly. The list of construction defects is almost endless, as I recently learned when I circulated a petition in the Westview Ridge neighborhood to require Kegonsa Builders to keep its vacant lots mowed and cleared of all health and safety hazards.
