All went very well with Zimmerlee Construction in the repair of part of a tear-off new roofing job (by a different roofer) which had resulted in some water seepage issues.
Mike worked on the project himself with another worker. The roof repair (along with some subsequent work by a mason) seems to have taken care of the water seepage issues. I'd like to thank Mike for his assistance in putting our water issues behind us.
All roofers are very very nice, very professional. The house is big rental property, my tenants are very happy. It was rain for long time, the job was started late. But I saw they worked on weekend, I was so happy because week days always rain.
I did talk with all people came for the quoting, but I didn't talk with Mike, my husband did. When they removed the old roof, my tenants had hard time to clean up the attic which was the roofer's job when I got the quote. But Mike said it might be some additional cost on that through the phone. I talked with the roofers, they made a call to their boss, and cleaned up all attic with very nice organized the stuff storage there, no additional charge.
When we had a little gutter broken problem, I called Mike, He was there cleaning up with another roofer in the rain. I told Mike the Gutter's problem, he said, he will fix it. He also fixed our downspout damage by snow and Ice with out charge.
This was my first experience had so nice contractors. I will use them again for sure.
Very personable, met all of our expectations, prompt with the work. Did everything they promised.
They came out after the work and fixed some issues they found. They cleaned up all the debris that came down and was in the attic. They also put in a new venting system for air flow.
Every construction job will have unforeseen items crop up, sometimes in the favor of the people paying the bill, but more often there are additional costs involved. This was no exception,
As the tear off was proceeding, the gutters fell of because the fascia board that was there was to narrow and too thin, so there was nothing for the gutters to hold on to during the tear off. Of course that lead to installing fascia board, gutters, and soffit because of the low price some one else paid years ago.
The additional cost was very reasonable, considering I had no choice but to have the additional work done.When it's all said and done Zimmerlee was not the lowest bid, I tend to shy away from the low bids because "you get what you pay for". But what was most important is that I got more than what I paid for. We have had unusual and extremely heavy rains and winds since the work was completed, I have not had a single issue with the work not holding up. I am very satisfied with the price I paid because Zimmerlee did such a good job the first time, there was no need for any warranty work to be performed. That is a bargain in my book.
Update once work was finished:
The door took months to order. We knew it would be a while before it was installed since the summer was full of window jobs. Fine. He arranged a time to show up and install it. They showed up and have the door and no handle. We had ordered a custom handle and it wasn't there. And there was no stock handle to use until a new handle could be ordered. Door went back on the truck and many more weeks passed until they came back. He said he would adjust the price and send a new invoice to make up for the mistake
Which was without warning at 8 in the morning. The crew left the job with details such as gaps around the door frame and no strike plate for the bolt on the door, just a big hole in the wood. It was ridiculous and untidy.
I emailed the owner who came back and looked at the work and assured me the crew would be back, I did not need to be home for it as they would need no access to the house.
Of course they once again showed up with zero warning. And they DID need to have the inside door open to access the storm door, so my front door was wide open in November for 2 hours, just wasting heat.
The job was finally done as good as it was going to get. I waited for the new invoice. And waited and waited...
It showed up in December of 2013. Over a year after the work was completed. But the date on the invoice had been changed to January. It was adjusted to take $75 off for the inconvenience.
I paid it because the work was done as we had contracted, but who takes over a year to ask to get paid for their work?
I was very sick and in hospital for quite a while in January 2013, but when I got home after surgery I looked through all the mail and we had no invoice from him at that time. And no reminders or calls came in the eleven months before I got the invoice and paid it.
I would not hire them again and am thanking my lucky stars that we had a trial run with a door before going ahead with all 29 windows in this house.
