"I am sorry you were not happy with our inspection but struggle with your comments. Pictures of the concrete were included in the report. Doors were checked as daylight was visible from the front door when closed (in your report) and the sliding door latched with difficulty (in your report). The doors appeared to be metal so I am not sure how they could be rotted. Giving us a "D" for punctuality is unfair as our log indicates we arrived at 8:32 AM for a 9 AM inspection. A half an hour early. The report was completed and emailed out that same evening. 18 items of concern were discovered in a 2002 house including 11 windows with failed glass when only a few were obvious. Also a "D" in professionalism I feel is unfair. We arrive in uniforms that are professionally cleaned and pressed, both inside and outside shoes are employed, all paperwork is presented in folders and all personnel are trained and are expected to be professional. Again I am sorry you were not happy with our services I take all criticism to heart and always strive to make our company better in every way we can."
"Thank You [Member Name Removed] that is our goal."
Thank you Elizabeth Belanger
"The initial complaint was that of rodent dropping above the drop ceiling in the basement. In the basement section of our report we have a standard comment “If a drop ceiling exists random tiles may or may not have been pulled, not all were moved some hidden surfaces may not have been exposed.” We try to look above ceiling tiles but some circumstance exist that may not allow this and if it does only 1-2 may be pulled to the side. We will not move these drop ceilings if there is any chance for damage and many are tight and difficult. In addition the Wisconsin Home Inspection standards of practice last revision dated October 10 2012 chapter SPS 134 (2) This section does not require a home inspector to do any of the following: SPS 134.02 (C) Enter any area or perform any procedure that may damage an improvement to residential real property or a component of an improvement to residential real property, or enter any area or perform any procedure that may be dangerous to the home inspector or to other persons SPS 134.02 (f) Disturb insulation or move personal items, furniture, equipment, vegetation, soil, snow, ice or debris that obstructs access to or visibility of an improvement to residential real property or a component of an improvement to residential real property. In addition: SPS 134.02 (k) Inspect for the presence or absence of pests, including rodents, insects and wood−damaging organisms. Therefore our not reporting evidence of rodents is not required in the Wisconsin standards of practice. Unfortunately I was delinquent in returning her call but it was due to getting back with the inspector who did the inspection, then checking the standards of practice for the above excerpts from the State code, I also consulted with my attorney if we would decide to check for rodents and what future implications or liabilities would be created. I then had to discuss this with my partner. As president of the company I also perform inspections and I was out most of the day on the date of her call. I did return her call several days later but received only a voice mail. I did leave a message that we typically don’t look for rodent intrusion and left my number for further contact. We do try to answer complaints as quickly as possible but there was some research required on this one. I apologize for the delay. Scott C. "Thank you , It was great to work with you and good luck in your new home"
I can't stress the importance of having a radon test. Our new home is a beautiful, well built home and even the current homeowner was questioning what the radon test was for. Our radon levels were very high and the current homeowner agreed to remediate the issue.
Having had issues with appliances in the past, I opted for the appliance recall service. The minimal cost of $50.00 for all of the current and future purchased appliances to receive weekly recall checks is worth it to me., especially moving in to a home where I did not purchase the appliances.
The entire staff was wonderful and made the inspection process comforting rather than fearful. One of the favorite items we received in our folder was a certificate for our children. I don't want to spoil the surprise for others, but do know that this company truly cares about your entire family.
"Thank You, I am glad you were pleased with our services."
"Thank you, I hope all went well with your clean up."
We've had bad luck with inspectors in the past so we wanted to make sure we went into this purchase with no regrets. Thanks to their detailed work and excellent report, I feel like we won't be running into any "surprises" (the home is 80yrs old). They cost what I'd consider marginally more than others, but you get what you pay for. For what they did, I consider their service a true value.
We would not hesitate in recommending his company to others, and would definitely use his services again if needed.
Overall excellent inspection and very detailed report. Good Job!!!
I was notified that evening that my offer was accepted. I contacted the office the following day and confirmed my appointment for Monday 12-2-13. They were polite and congratulatory on my accepted offer. I was told that I would receive a confirmation e-mail, which I received Sunday, 12-1-13. They went over the schedule and told me to plan on 3-4 hours minimum for the timeline of the inspection.
On the day of inspection, Scott LeMarr arrived early (before 9AM) and was reviewing the outside of the home. When I arrived at 8:50 AM, he had already completed most of the inspection at the ground level around the foundation and siding. He greeted me, introducing himself and his colleague Kelly who would assist in the inspection process. He was very detailed in explaining the process and encouraged me to ask questions throughout the inspection. The completion of the process would be to walk me through the location of all the shut off valves in the home, review home maintenance and the preliminary report findings.
The entire process ended up at about 5 hours, and the detailed report reflected Scott's eye for detail. He was professional, patient and answered all my questions throughout the process. He discovered a foundation issue and recommended a foundation consultant to confirm his findings, as it would deem the foundation as defect. I am not confident that all of the minor and major issues that Scott identified would have been found by another inspector. In fact, the foundation consultant told me to give Scott kudos for identifying a major issue in his inspection. He completed the inspection by reviewing the findings with me, reviewed a template of what my final report will look like. The report has informational items in blue, alert items/non-passing items in red. In addition, there are several pictures with explanation of the non-conformance, with a illustration of the proper/conforming installation. I was also presented with a couple of small housewarming gifts, a home ownership maintenance book and coffee mug with goodies. A very cordial way to end the inspection process.
I am extremely pleased with the entire experience, despite having found a significant issue that may result in my walking away from the home. I would recommend Scott and HHI to anyone that is looking for a reputable, professional, informative and educational home inspector. Did I mention he is a mold specialist also? Do your homework, read his bio and understand the knowledge and credibility that he and his company bring to the table. Fantastic experience, and no regrets!
