Everything sold in one day, she did not have to lift a finger. She did not show it or anything. She helped us sign the paperwork. She was very professional, knows the market and gave some good advice on how to get my house ready.

We started going to a few open houses in June. We were first time home buyers, so we didn't really understand the process. After a few weeks, I found Julie on First Weber's website and called her because she had excellent testimonials on the website. I also chose Julie because the Middleton location of her office was convenient to our home and work. After a few trips out to look at houses, she asked us to sign a buyer's agency agreement with her. We had some reservations, just because we were still a little unsure about the process and didn't know her all that well yet. Our main concern was if we were unhappy with the arrangement, could we get out of it. She said that we could, but that she had never had anyone want to terminate the agreement early. The agreement did not increase our costs since the buyer's agent commission is paid by the seller. Julie did a lot of database searching for us, set up all the appointments, and drove us to almost all of them. She was always very professional. She helped us put together offers on four houses and a counter offer on the house we bought. She also gave us sound advice on the other offers (for example: seller may not be very motivated = will want their asking price; short sale without an inspection carries a lot of risk, get your own inspection even if the seller has already had their own inspection [don't know the objectivity of the seller's inspection or if repairs were completed properly]). After our offer was accepted, Julie worked with our lender to make sure that they had all the documents they needed, set up the inspection, final walk-through and closing, and helped us arrange the purchase of furniture from the sellers. She also sent out change of address postcards to our family and friends for us. Julie far exceeded our expectations. She was very easy to work with and was responsive to our attitude toward the process (easy going and willing to wait for the house that is right for us). Importantly, I never felt any pressure from her to do anything. She gave advice when we asked for it, but never pressured us to take her advice or rushed us into any decisions. She was patient with us even after about 40 houses. I would highly recommend Julie as a buyer's agent. She was great!
