We own an old, large home and one of two boilers that comprise the radiant hot water heating system was not working, so we called HSA and J & E was assigned to our claim. Owner operator Juan Lopez called in a timely fashion and offered us the choice of coming that day (Tuesday), but not until 8:30 pm, or in two days, on Thursday. We were thrilled he was willing to come out that night, because it's really cold out right now, so we took him up on it. He took some time to familiarize himself with our very old and complicated system and then got to work observing symptoms and figuring out what the problem was. He was not able to keep it running long enough to check for CO (which I was kind of glad he wanted to do, since the thing was malfunctioning) and, after about an hour and a half, had determined that the burners and heat exchanger needed a good cleaning before he could really diagnose, but it was possible a cleaning alone would fix it. As it was quite late at night, he had to come back to do the cleaning and made arrangements to come back on Thursday.
On Thursday, he showed up with an employee, Javier, within the specified time frame. The two got to work on cleaning the boiler. They got quite a bit of gunk out of the unit, reported finding a bad pilot assembly, and a malfunctioning vent damper, which they replaced after getting approval for the work from HSA. Although we had been told by a trusted employee of another very reputable company that he had removed one non-functioning vent damper and disabled the other of two vent dampers because our unit was very old and parts are hard/impossible to find, Juan brought us an owner's manual he had printed for us, including a complete parts list. He mentioned that, "all the parts are available; all of them".
As he sat in my (always very cold) kitchen doing his paperwork, I mentioned to him that if any ideas for more efficiently heating the kitchen came to him as he sat there, we'd certainly welcome them. He immediately asked about the fan coil units in the kitchen, "well, have you bled them?" I was not sure and told him I didn't know how, so he told me there was either a bleed valve on the unit itself or in the basement. Not wanting to disturb him as he worked on the paper work, I removed the cover from one of four units and found no such valve. He hopped up and confirmed there was no valve and then headed off, with me following, to the basement. He located one of the units and its corresponding water loop and bled it while I watched, then he returned to the kitchen while I bled the remaining units. For the first time ever, there are four fan coil units running at the same time in my kitchen! And it is no longer frigid in there!
Needless to say, we are pleased! HSA will pay the bulk of the charges beyond the deductible so, for us, the cost doesn't matter that much, but to let you all know, his charges were quite reasonable. We will call him in the future for routine maintenance and request him if (when) it needs repair again. He mentioned too that he chose to live (in a very old home--which maybe lends familiarity with old systems) in Kenosha so that he could service homes both in Milwaukee and Chicago--smart! Perhaps it bears noting that he has a wife and five children, of whom he is very proud and fond; it could be that plays into his diligence and strong work ethic.
