Garage: Stated garage okay, however light in garage does not work, and changing bulb did not work. Will have to hire electrician. He noted problem with garage door not reversing when object placed under door. Was easy fix.
Exterior: All fine,however he said no electrical outside, there is outlet on deck.
Kitchen: noted some past water damage under sink, did not notice sink drain broken on right side, which allowed several larger items to collect in plumbing trap.Had to purchase sink and get it installed, if he had caught it sellers would have been responsible. Faucet also leaked.
Bathrooms: He noted leak in half bath sink, missed problem with bathtub faucet in master bath, caught by county inspector.
This is potentially costly plumbing repair I am currently checking into.
Interior general areas: In report he noted limitations due to furnishings, condo was empty. Exterior doors and trim he rated good, front door weatherstrippng very poor, can see light coming thru. Woodwork around sliding doors and other doors appears dry and not maintained well.
Said baseboad heaters and thermostats worked, however thermostats in living room did not turn off heaters as caught by county inspector. Owner stated breakers needed to be turned off when not home. Stated smoke detectors fine and recommended CO 2 detectors. County inspector required additional detectors in basement stairwell and Master bedroom, did not require CO 2 detectors.
Inspection Summary: Noted half bath leak in sink, said safety concerns were CO 2 detectors, garage is attached to bldg , but no door access into house. No gas appliances. Stated no items would need repair in 5 yrs, owners had electician on site for 2 days upgrading outlets and fixing thermostats/heaters. I have replaced kitchen sink, and at time several large items were found in trap. Half bath sink was supposedly fixed by owner, however, when sink bowl was. filled with drain closed, then released, bathroom flooded and ruined a cabinet, had to get fixed again.
His report did state inspection did not meet county or state standards and I agree the number of fire detectors they require is a bit excessive, but yet they did not require CO2 detectors. Mr. Jarvis also tested all the outlets and county inspector found one with something stuck in the ground and several are not working.
Mr. Jarvis was friendly and proffesional, and made sure I spent time reading all of the things he was not respnsible for. I feel the money I paid him should have prevented my paying for costly repairs. Also of note, county inpector completed his inspection in 1 hr, 20 min., and found more issues. I did write to Mr. Jarvis via email. I was told he called to speak to me and was told when I would be available, however I did not hear back. I would not reccomend him based on this experience and told my realtor and lender who both told me to contact the BBB and state liscensing boards. My property was assessed at $77,000, and I wonder if my experience would have been different if it was a $350,000 home. Or possibbly, he was just having an off day. As a customer service specialist I would rate him poorly based on his lack of follow -up with an unhappy customer.

We requested Mr. Scott Jarvis to perform a home inspection on the house we were in the process of buying. He promptly responded to our initial contact and was able to schedule the inspection that same week. We met him at the house, where he had already begun the exterior inspection. He was very friendly and educated us as to what to expect throughout and upon completion of the inspection. The entire process took about 1 1/2-2 hours, at which time he reviewed his findings with us, and walked us through the house to explain his minor concerns as well as describe how some of the things in the home worked or where to find them. The same day, we received by email a detailed, categorized report of his inspection along with pictures. We were very happy with Mr. Jarvis and with the services he provided. We would definitely recommend him.
