Home Inspection
A total disaster!!!!!!! Digital Home Inspections was recommended by my realtor. She had been flawless up to that point so I guess everything that could have gone wrong throughout the entire process all happened at once in the form of the inspection. Dan came out promptly as scheduled. He was a nice guy. He clearly only was familiar with f the most typical and general issues and conditions, He completely missed a number of very significant and expensive problems that would have been quite obvious to anyone paying attention... it did not even require a trained professional.
IF he had gone up on the roof ( and not "inspected" it from the ladder) he would have found the serious problems with the chimney flashing (leaks seriously when it rains)... he also would have seen bare plywood where shingles were missing,,, he also would have seen that there were no vents to vent the attic.... instead,, he gave the roof a clean bill of health
IF he had actually gone into the attic to inspect it, instead of shining a flashlight into it from the scuttle hatch, he would have seen that there was a 20 ft x 20 ft area with absolutely NO insulation at all. The previous owner had done electrical work and never got around to re-insulating. He also would have seen that the 3 bathroom exhaust fans were venting directly into the attic and not thru the room or soffit. Instead, he gave it a clean bill of health.
He completely missed the fact that the lower level had flooded seriously, at some point int he past. Clear evidence.
He completely missed the fact that the finished lower level had neither wall insulation or vapor barrier.
On and on and on. If he had done his job I would never have bought the house. Instead, I am hemorrhaging huge amounts of money that has to be spent to resolve serious major problems.
I sent Dan a picture of the attic to see what he would say, and he never responded. I don't know whether he was too embarrassed to respond or simply did not care.
He is NOT competent as a home inspector His negligence will not only cost his clients a lot of money necessarily, it could put them at serious physical risk
Avoid these guys at all costs
