The process went smoothly. Dean fully explained his process and steps involved for determining the appraised value. The report arrived within the promised time frame. It was very thorough and explained clearly the methodology involved.

I had a specific time frame for the appointment and Dean was able to accommodate it. He arrived a few minutes early and began immediately. Dean was friendly and professional. He was thorough in his review of the property and explained additional research he would conduct to arrive at a fair market price. The resulting report showed diligence in gathering accurate and useful data. The report is very detailed but easy to follow. Dean described his service when I first called and provided exactly what he said and did so in a timely manner.

A bit slower than we would have liked, but Dean's work was so thorough and thoughtful that we understood why he wasn't able to deliver as quickly as he said he would. He was only a day or two late with both appraisals, and neither delay impacted our decision process. Dean is a total professional, highly experienced, and followed-up with us by phone, after he sent us each appraisal, to answer any questions we might have had. He used a high number of comparisons to other properties to back up his appraisal values and that bolstered our confidence in his work considerably. Would definitely use his services again.

Dean walked through our home with me and shared what improvements and upgrades will help us to eventually sell our home. He also did a review of neighborhood values and gave us a rough estimate of our home's current value. Dean came back and presented us with a written report that gave us excellent advice. Dean stayed and took our questions about other specific changes we might make. We appreciated Dean's professionalism and experience as we reviewed our options.

I had to change our appointment on short notice because my flight into
town was changed to a later arrival. Dean was able adjust the time
without complaint. He did a thorough examination of the house and
answered all my questions, particularly those regarding the cost
effectiveness of various improvements I was planning. That was a great
help.
After the appraisal was complete he followed up both by e-mail and phone
to go over it; and answered the rest of the questions I'd thought up in
the interval.
He was easy to work with and I feel the cost was more than fair. I'll
call him again without hesitation when the remodeling is complete.

I was looking for a real estate consultant who was not directly associated with a realty firm who could provide me with an accurate unbiased assessment of what needed to be done to my home in order to put it on the market and I was lucky enough to find Dean. He was everything I was looking for: unbiased, honest, and very comprehensive. For about half of his regular appraisal fee Dean showed up with a very thorough set of comparable listings: previous historical sales, previous recent sales, current listings, and the like. And then he walked me through each one, explaining where I was comparable and where I was not.  The best part of the consultation was Dean walking around my property, answering all my questions and providing expert advice on whether to invest in an upgrade or not. I was surprised, for a number of the things I felt I really had to do Dean was able to explain why it would not be a good investment. In one visit he literally saved me thousands of dollars. And I have to add that Dean is really a nice guy, funny, and great to work with. I will definitely have him back when I am ready for a full appraisal.

Dean was very thorough and very professional through the entire process. He was there on time and was very responsive with answering questions that I had. I was a little disappointed as to how it came out as I thought it would be a bit higher but when asked to review it again..He did and gave me legitimate reasons why it was not higher. I plan on using him for my other houses when the need arises for an appraisal. Highly recommended.

Mr. Veling came to do an appraisal to establish the property's fair market value.  He spent a lot of time photographing the house, each room, the basement and property.  The final document prepared by Mr. Veling was 34 pages in length and very detailed in his reasons for the final home appraisal.  It not only discussed the property, but the area, did comparable homes sold in the area, had aerial views of the property.  It was a very comprehensive document.

Dean did an excellent job communicating before and after the appraisal.  We were looking for an independent, unbiased estimate of the value of our home prior to listing it for sale.  We explained our goal to Dean and the importance of a no BS appraisal.  He was very prompt and didn't charge us until he emailed the appraisal.  The appraisal itself was excellent, with what seemed to be accurate comps.  It came in roughly where we expected...if not just slightly lower, but seemed quite accurate.

Excellent photos, detailed floor plans, property comparison to other sales in the area (with photos).  Contained legal description, neighborhood boundaries, description, eval of market conditions, site comments, additional features of the property, as well as a summary of market data.  Also contained local property tax information, plat map, and aerial photos, as well as a flood map, and location map of market comparisons.  Excellent appraisal.  Well-worth the price.

Dean was very professional and easy to communicate with regarding the appraisal for our potential home. We were first time buyers and were involved with a very unique situation (short sale/estate/out-dated but expensive house). He did not hesitate to offer information, alternative perspectives, explanations, and his time during and after the appraisal.  
He thoroughly explained the appraisal, the method used, what other appraisers (the other party would ultimately appraise it themselves no matter what) may or may not do, things to consider as a buyer in our specific situation, shared his personal experience and opinion, and did it in a very easy to understand manner.  Given the unique situation we werein, it was great to have someone try to think about it as more than just an appraisal but instead to think about it from other perspectives.
He exceeded my expectations and added significant value.  I felt we received a thorough appraisal and in the process learned a lot.  He definitely did more than simply appraise the house.  I would use Comprehensive Appraisal Service again.
