PROACTIVE PROPERTY MANAGEMENT

I had a very bad experience with Benji. After we initially signed a contract, he began to say that he would not honor the contract and that he didn't think he had made the right decision to manage my property. He constantly complained that the tenants in my house were taking up too much of his time and that he was only doing this "part time". He used the fact that I was 3000 miles away to take advantage of the situation by threatening to quit fully knowing that I needed him. He overcharged for basics like $50 for going over to the property only 5 minutes away and charging me for things like postage. He's also very incompetent. After serving a 5 day pay or vacate, he wrote to tell me that he sent it certified mail. When I asked if the tenants received it, he said he never confirmed receipt. One would think you walk over and hand deliver the notice, but he's also lazy. In sum, lazy, complains alot, breached our agreement, and did not look out for my best interests, but my tenants instead.
