We used them when we bought our prior home when we sold our prior home and when we bought this one.

We have used Bruce and Cullen twice for presale inspections. First, in this hot market they were very flexible and were able to make time for us. They always beat me to the house and were usually already at work before I even got there (with the realtor's help). These guys are a seller's nightmare, they know the code and are able to find everything....very thorough. Cullen was able to find things under the house, which I would never have been able to see (a bore-hole through a joist, beetle damage in a far corner).
They are also very careful and will refrain from doing anything that could damage the property, and then they tell you what it was and why they couldn't do it. They are very frank in their assessment and will give their opinions when asked.
We have yet to get the full inspection package with them, but we hope to soon.

The home that was inspected is a 3000 sq ft home with 2 floors and a basement, built in 1925.
We wanted to get a pre-inspection done before putting down an offer for the house especially because it was built so long ago and we wanted confidence in what we're getting.  Both Cullen and Bruce were at the pre-inspection.  They each spent 45 minutes looking through the big items of the home, including roof, furnace, water heater, electrical, siding, structural, etc.  We also specifically asked them to check if there were possible problems for the basement, since it was partially finished and we wanted to finish the rest of it.  They were very knowledgeable and found some issues in the pre-inspection which we took note of.  They do not produce reports for pre-inspections but they explained all items they found to us so we understand what we'd need to address if we plan to purchase the home.  The pre-inspection costed $295.  We put down our offer on the home based on this information.
After our offer was accepted, we hired them again to do the full inspection.  Cullen was in charge of this one and spent around 1 hour 30 minutes on the inspection, touching on the items that they didn't get to in the pre-inspection.  He found several more minor problems in the full inspection, but nothing major when compared to the pre-inspection.  Two days later, he sent us a thorough report of 29 pages, consisting of all the information from both pre-inspection and full inspection.  It had pictures on areas of concern, it outlines important information about each area of the home, it specifically bolds action items he recommends us to do.  There are parts of the house they were not able to inspect, and this was also mentioned in the report.  Specifically they could not do a detailed inspection of the foundation due to limited access and they cannot do an invasive inspection.  The full inspection costed $470.
Overall we are very happy with their services.  They were knowledgeable, professional, and always punctual (in both inspections, they arrived before us and were already working)

Centennial Home Inspection was recommended to us by our buyer's agent, and we in turn highly recommend them. Bruce and Cullen walked me through each step of the inspection, letting me know right away if they spotted an item of concern. I was not discouraged from joining them in the attic or crawl space - pretty much wherever I was comfortable, they would point out the details of our soon-to-be house. They took detailed photographs to include in the report, which was comprehensive, well organized, and still serves as a great reference for us. At the end of the inspection and report, we felt comfortable purchasing the house, as we felt that we were well informed about its pros and cons. 

Cullen did a great job. He was thorough and professional, and gave us a detailed report after our inspection. I would recommend Centennial to anyone who's buying a house in the Seattle area!

I am positively impressed by how thoroughly did Cullen performed an inspection. Going well beyond the scope of inspection itself, he explained to me some elements of this townhouse design that will come handy to me as a future owner. Inspection report was ready the next morning. I highly recommend Cullen as an inspector.

As a first time home buyer I was very impressed by the knowledge and attention to detail that Cullen had while performing the inspection on the condo. He took the time to take me outside and show me where the electrical shut off switch was and he showed me how to change the temperature on the water heater, all things I didn't know but should as a first time buyer. As he went through the inspection he was always willing to answer a question or share information about something that was found.
Once he had completed the inspection he did a full report/walk through of things he found that could use fixing and/or replacement and a good time frame on when those things should be done. He also let me know if there were any issues he wanted to research further to make sure the make/model was not recalled. Later that evening he sent a follow up email briefly describing his findings and that he would include more in the full report. The next afternoon I received the full (15 page) report with pictures next to every description, which is very helpful to recall what was discussed at the condo. Overall very happy with my experience with Cullen and Centennial Home Inspection Services, Inc and would recommend them to anyone in need of a home inspection.

Cullen and Bruce arrived just before me. Our agent was already there to greet them and so I already found Bruce on the roof inspecting away.

Whenever I was around them, they explained very openly of what to look out for and they were very helpful with their advice.

After their comprehensive look over everything the house had to offer I got a briefing from both of them of the issues they found and how big/small they are and what the timeframe should be for addressing them.

The day after we received the written report that contained 30 pages with pictures and everything.
