They are also very careful and will refrain from doing anything that could damage the property, and then they tell you what it was and why they couldn't do it. They are very frank in their assessment and will give their opinions when asked.
We have yet to get the full inspection package with them, but we hope to soon.
We wanted to get a pre-inspection done before putting down an offer for the house especially because it was built so long ago and we wanted confidence in what we're getting. Both Cullen and Bruce were at the pre-inspection. They each spent 45 minutes looking through the big items of the home, including roof, furnace, water heater, electrical, siding, structural, etc. We also specifically asked them to check if there were possible problems for the basement, since it was partially finished and we wanted to finish the rest of it. They were very knowledgeable and found some issues in the pre-inspection which we took note of. They do not produce reports for pre-inspections but they explained all items they found to us so we understand what we'd need to address if we plan to purchase the home. The pre-inspection costed $295. We put down our offer on the home based on this information.
After our offer was accepted, we hired them again to do the full inspection. Cullen was in charge of this one and spent around 1 hour 30 minutes on the inspection, touching on the items that they didn't get to in the pre-inspection. He found several more minor problems in the full inspection, but nothing major when compared to the pre-inspection. Two days later, he sent us a thorough report of 29 pages, consisting of all the information from both pre-inspection and full inspection. It had pictures on areas of concern, it outlines important information about each area of the home, it specifically bolds action items he recommends us to do. There are parts of the house they were not able to inspect, and this was also mentioned in the report. Specifically they could not do a detailed inspection of the foundation due to limited access and they cannot do an invasive inspection. The full inspection costed $470.
Overall we are very happy with their services. They were knowledgeable, professional, and always punctual (in both inspections, they arrived before us and were already working)
Once he had completed the inspection he did a full report/walk through of things he found that could use fixing and/or replacement and a good time frame on when those things should be done. He also let me know if there were any issues he wanted to research further to make sure the make/model was not recalled. Later that evening he sent a follow up email briefly describing his findings and that he would include more in the full report. The next afternoon I received the full (15 page) report with pictures next to every description, which is very helpful to recall what was discussed at the condo. Overall very happy with my experience with Cullen and Centennial Home Inspection Services, Inc and would recommend them to anyone in need of a home inspection.
Cullen and Bruce arrived just before me. Our agent was already there to greet them and so I already found Bruce on the roof inspecting away.
Whenever I was around them, they explained very openly of what to look out for and they were very helpful with their advice.
After their comprehensive look over everything the house had to offer I got a briefing from both of them of the issues they found and how big/small they are and what the timeframe should be for addressing them.
The day after we received the written report that contained 30 pages with pictures and everything.
